There shall be a floor or landing on each side of a door. Such floor or landing shall be at the same elevation on each side of the door. Landings shall be level except for exterior landings, which are permitted to have a slope not to exceed 0.25 unit vertical in 12 units horizontal (2-percent slope) per IBC 1010.1.5 i. IBC 1010.1.6 Landings at doors shall have a width not less than the width of the stairway or the door, whichever is greater. Landings shall have a length measured in the direction of travel of not less than 44 inches. b. Provide wall-switched-controlled illumination on the exterior side of each outdoor egress doors. E3903.3 (NOTE: Door where the washer/dryer is located is missing this light.) 2. SMOKE DETECTORS a. Smoke detection shall be installed in dwelling units outside of each separate sleeping area in the immediate vicinity of the bedrooms. Where a CO source is located within a bedroom or its attached bathroom, carbon monoxide detection shall be installed within the bedroom. IBC 915.2.1 b. IBC 915.4.1 Alarms shall receive their primary power from the building wiring where such wiring is served from a commercial source, and when primary power is interrupted, shall receive power from a battery. Wiring shall be permanent. 3. SHOWER a. Shower compartments and walls above bathtubs with installed shower heads shall be finished with a smooth, nonabsorbent surface to a height not less than 72 inches above the drain inlet. IBC 1210.2.4 4. ACCESSIBILITY UPGRADES a. Accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. Costs that may be counted as expenditures required to provide an accessible path of travel may include: For example, costs associated with making restrooms accessible, such as installing grab bars, enlarging toilet stalls, insulating pipes, or installing accessible faucet controls. b. Clearance width around a water closet shall be 60 inches minimum in width, measured perpendicular from the sidewall per ICC A117.1 sec 604.3.1 i. 604.3.2 Clearance depth around the water closet shall be 56 inches minimum in depth, measured perpendicular from the rear wall. ii. No other fixtures or obstructions shall be within the required water closet clearance. FIGURE 604.3 c. Grab bar and shower seat reinforcement. ICC A117.1 section 1103.11.1 Type A Reinforcement shall be provided for the future installation of grab bars complying with Section 604.5 at water closets; grab bars complying with Section 607.4 at bathtubs; and for grab bars and shower seats complying with Sections 608.3, 608.2.1.3, 608.2.2.3 and 608.2.3.2 at shower compartments. d. Doorways shall have a clear opening width of 32 inches minimum. Clear opening width of doorways with swinging doors shall be measured between the face of door and stop, with the door open 90 degrees.
