Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed. 1. Please amend the occupant load calculations using the occupant load factors in the table 2018 IBC Table 1004.5 to arrive at the total occupant load. IBC 1004.1 For example, Business area (Office) is now 150 SF per person, Mercantile is now 60 SF per person and Storage remains 300 SF per person. When this is recalculated the occupant load will likely be below 14 and then a drinking fountain is not required. IBC 2902.6 2. Please amend the plans to show where the nearest public restroom facilities are located within 500ft of the store’s entrance IBC 2902.3.3. If public restrooms are not available within 500t, the source of hot water for the bathroom lavatory in the store shall be shown on the plans, since the plans show an abandoned water heater in the bathroom. IBC 107.2.1 & IPC 419.5 Tempered water for public hand-washing facilities. 3. Please amend the plans to show progress towards making this space 100% accessible IEBC 305.4.2 For example, grab bars could be added in the toilet room. This site is located in the P-I zone (UDC 4.7.28). Smoke shop is not an allowed use in the zone. 1. Per UDC Table 4.8-5 Retail Trade Land Use Group With Land Use Class/Type: a Smoke Shop is not an allowed use in the P-I Zone. Best case a Board of Adjustment for Variance maybe required but most likely a rezoning will be needed.
