Sheet A100A: Please amend plans to provide construction details and callout(s) referencing construction details for masonry infill of existing louvered openings. IBC 107.2.1 2. Sheet A100A: Please amend plans to resolve exit access issued created by the encroachment of the existing 36”x80” doors into the exit access path of travel. When these doors are in the open position the means of egress to the East Stair exit is impeded and occupant travel is restricted, if not completely stopped, causing egress to occur less efficiently than expected. IBC 1005.7.1 3. Sheet A100A: EBC 305.7 requires that accessibility be provided to the altered spaces. Where the existing path of travel elements, which entails a primary entrance, a primary path of travel, sanitary facilities serving the area, a drinking fountain, and signs. If these items are in full compliance with the current code, provide a statement indicating this on the cover sheet of the drawings. Otherwise, accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. (iii) Disproportionality. (A) Alterations made to provide an accessible path of travel to the altered area will be deemed disproportionate to the overall alteration when the cost exceeds 20% of the cost of the alteration to the primary function area. (B) Costs that may be counted as expenditures required to provide an accessible path of travel may include: (1) Costs associated with providing an accessible entrance and an accessible route to the altered area, for example, the cost of widening doorways or installing ramps. (2) Costs associated with making restrooms accessible, such as installing grab bars, enlarging toilet stalls, insulating pipes, or installing accessible faucet controls. (3) Costs associated with providing accessible telephones, such as relocating the telephone to an accessible height, installing amplification devices, or installing a text telephone (TTY); and (4) Costs associated with relocating an inaccessible drinking fountain. B) In choosing which accessible elements to provide, priority should be given to those elements that will provide the greatest access, in the following order— (1) An accessible entrance. (2) An accessible route to the altered area. (3) At least one accessible restroom for each sex or a single unisex restroom.
