Resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the O-3 zone (UDC 4.7.15). Food Service, Excluding Soup Kitchens is a allowed use in the zone (UDC Table 4.8-3).

1. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A, top of parapet. Based on a wall height of 13’-0” to top of parapet plus the 12” to AFG the wall height use to determine perimeter yard setbacks is to the north & south property line is 14’-0”. Per UDC Table 6.3-3.A O-3 zone, Nonres Use to Nonres Zone the required perimeter yard setback is the greater of 10’ or ¾(H), (H) = Height of the proposed exterior building wall. 14’ x ¾ = 10.5’, proposed setback to the north property line is 10.4’ and to the south is 10.2’. A Design Development Option (DDO) must be submitted and approved to reduce the required setback.
