| 06/03/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review PROJECT: TC-COM-0823-02120 6252 E 35TH ST. – R-1 Convert Carport & Porch to Livable Space (1st Review) TRANSMITTAL DATE: June 3, 2024 Resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The lot coverage does not appear to be correct. Per UDC Article 6.4.3.B.3.b vehicle use area whether improved or unimproved, is included in the lot coverage. Also, per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. 2. The dimension shown from the back of curb to the property line is not correct. Per Paving plan I-63-003 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-63-003, this distance should be 7’-0”. 3. Clarify what the proposed use is. Is this a single family residence or is this a Residential Care Services, Adult Care or Physical and Behavioral Health Services. If this will be a single family residence this was submitted under the wrong permit type and the following comment applies. 4. Based on the submitted plans this single-family residence now will have 5 bedrooms. Clearly demonstrate that three (2) vehicle parking spaces are provided in a side or rear yard and that the dustproofing requirements are met, see UDC Article 4.9.7.B.7 “For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used” are met.
