Please amend the submittal by providing evidence of a permit for the area between the original 2-hour wall and the new 3-hour wall. This existing permitting evidence shall include but not be limited to; HVAC equipment, mechanical, plumbing and electrical work, as a permit could not be located for this alteration and expansion of 3870 N Oracle into 3850 N Oracle. 2. Please provide a section cut through the B/M occupancy separation wall indicating the separation distance from the proposed lot line to the exterior wall of the second story. Additionally, provide the fire resistive rating of the second story wall within 30 feet of the proposed lot line. [IBC 107.2.1 & Table 602]. 3. Please add a note indicating penetrations of the party wall are not allowed per [IBC 706.1.1] 4. Please amend plans to show the new 3-hour firewall as continuous from the foundation to the top of the parapet. Provide drawings to show the roof framing members and their connection to the wall. The wall is to be designed and constructed to allow collapse of the structure on either side without collapse of the wall under fire conditions. Additionally, provide a foundation for the new 3-hour wall, or provide engineered design and calculations to show how the existing foundation will support the new 3-hour firewall [IBC 706.2]. The sheathing appears to be passing through the firewall at the roofline. The roof sheathing should not be continuous through the new firewall, allowing the firewall to provide complete separation. [IBC 706.1] 5. Please amend section detail to show a more detailed firewall section, showing all connections, to roof framing members and sheathing. [IBC 107.2.4 & 706.2] 6. Please show how the proposed 3-hour wall was designed to be structurally independent from the roof in the both the Business Occupancy and the Mercantile Occupancy. Does the existing demising wall support the mercantile roof and is constructed as a bearing wall, including a foundation? Please provide section details showing the wall assemblies and construction details, [IBC 107.2]. |
