01/12/2024 | External Reviewers - SAFEBuilt | REQUIRES RESUBMIT | Structural(S) Reviewer Madeline Nelson mnelson@safebuilt.com Denied Reason: Date Completed : 1/9/2024 2:16:54 AM 1. GENERAL - UPDATES: For project updates, please submit sheets with all changes clearly marked in revision clouds. Please provide a written response to each comment; updates without a clear response to all comments may not be reviewed. If you have any questions regarding the comments, you may contact me directly. Updates may result in additional comments. 2. GENERAL - SPECIAL INSPECTIONS: Please have the Registered Design Professional in Responsible Charge of this project complete and return the City of Tucson Special Inspections Certificate with signatures. The form can be downloaded at: https://www.tucsonaz.gov/files/sharedassets/public/city-services/planning-developmentservices/documents/special_inspection_certificate.pdf 3. GENERAL – DEFERRED SUBMITTALS: Per the 2018 IBC, Section 106.3.4, “The registered design professional in responsible charge shall list the deferred submittals on the construction documents for review by the code official.” Due to the complexity of this project, please provide a complete list of all items that will be designed by a specialty engineer as a deferred submittal and include that list in the Structural Specifications. 4. GENERAL - GEOTECHNICAL REPORT: Please provide a copy of a site-specific geotechnical report for this project. The report should support the appropriateness of the selected foundation system for the project site. All building code references must be updated to the current code adopted by the City. 5. GENERAL - CURRENT CODES: The currently adopted building code for the City of Tucson is the 2018 International Building Code. The Structural Specifications on Sheet 25 have been altered to obscure the building code used for the overall design of this project. However, the specifications reference to the Uniform Building Code (most recent edition published in 1997) and the ACI 318-72, published in 1972, among others. In addition, the general notes on masonry (Section VII, Note 1) have been altered to obscure the code used. Please update the specifications to clearly state the name and version of all codes used for design of this project. 6. STRUCTURAL SPECIFICATIONS - Pg 25: The response letter from the structural engineer states that all reinforcement used on this project should have a minimum yield strength of 60 ksi, which conflicts with the structural specifications, Section IV, Note 1. Please update the specifications to match the recommendations of the engineer. 7. DESIGN LOADS - Pg 25: Per the 2018 IBC, Section 1603.1, the design loads and other information pertinent to the structural design shall be indicated on the construction documents. The structural specifications, Pg 25, list design loads as "Design Loads, 20 psf" and "Horizontal Wind Loads, 15 psf". This is not sufficient to meet the code requirements. At minimum, please provide the following information on the sealed construction documents. i. Floor and roof dead and live loads ii. Ground Snow Load, Pg iii. Wind Design Data (Risk Category; Design Wind Speed, V, in mph; Exposure Category; Design Wind Pressures for exterior components and cladding materials, expressed in psf) iv. Seismic Design Data (Seismic Importance Factor, Ie; Site Class; Mapped Spectral Response Acceleration Parameters, Ss and S1; Design Spectral Response Acceleration Parameters, Sds and Sd1; Basic seismic force resisting system; Design base shear; Seismic Response Coefficient, Cs; Response Modification Factor, R; Analysis procedure used) 8. FOUNDATION DETAILS - Pg 3: Please provide the following structural information on Sheet 3, Foundation Details. i. In Detail 1, confirm the size of the typical continuous spread footing. The detail indicates footing shall be 18" wide x 10" deep, which conflicts with Plan Note 2 on the same page (27" wide x 12" deep). ii. In Detail 2, please provide a size and spacing of transverse bars shown in the Interior Bearing Wall Footing. Confirm that the maximum spacing of post-installed RamSet anchors is 32" oc and spacing does not need to be adjusted for this smaller, lower-capacity anchor. iii. In Detail 3, please provide a minimum weld size for connections between steel railing members. Please state the design loads used for design of railings per the 2018 IBC Section 1607.8.1. 9. FLOOR FRAMING PLAN - Pg 6: Please provide a typical floor framing member size. Floor joist selection should be supported by structural calculations. 10. FLOOR FRAMING PLAN - Pg 6: Floor Framing Plan indicates lintels in the typical Raster masonry walls. Please indicate where information on lintel sizes and reinforcement have been provided on the construction documents. 11. FLOOR FRAMING PLAN - Pg 6: Please provide framing information for the elevated stage area shown in Architectural Floor Plan, Pg 4. 12. FLOOR FRAMING PLAN - Pg 6: Confirm if the typical interior wall framing (2x4 studs at 24"oc) is sufficient to span two stories where walls are unsupported at the second floor framing (ie. around the stage). 13. STRUCTURAL CALCULATIONS: Some design assumptions used in the structural calculation package are in conflict with the Structural Specifications, Sheet 25. The calculation package, pg 14, assumes a wood species of Structural Select Douglas-Fir-Larch, while the spec sheet calls for Douglas-Fir #2. 14. STRUCTURAL CALCULATIONS: Floor live load listed on Sheets 2, 3, 5, 17 and 22 of the original calculation package do not meet the minimum live loads required by 2018 IBC Table 1607.1. Per the Architectural Floor Plan, Pg 5, floors and elevated framing for stages shall be designed for the minimum live loads for Assembly, Storage, Stages or Platforms as applicable. Please update the calculations and the structural general notes accordingly. Building(B) Reviewer Andrew Bevis abevis@safebuilt.com Denied Reason: Date Completed : 1/4/2024 10:57:40 AM 1. Provide a Building Code Data Legend on the Title Sheet. Include the following code information for each building proposed: ◦ Occupancy Classification(s) ◦ For Mixed Occupancy Buildings, state whether the “non-separated” or “separated” option was chosen from Sections 508.3 / 508.4. ◦ Description of Use ◦ Type of Construction: ◦ Sprinklers: IF PRESENT/ WHAT TYPE. SPRINKLERS WILL BE REQUIRED. ◦ Allowable Stories vs. Actual Stories ◦ Allowable Height vs. Allowable Height ◦ Allowable Floor Area vs. Allowable Floor Area ◦ Justification to exceed allowable area in Table 503 (if applicable) ◦ Justification to exceed allowable height or stories in Table 503 (if applicable) ◦ NOT COMPLIED. THE INFORMATION HAS NOT BEEN PROVIDED ON THE SITE PLAN AS NOTED. CLEARLY PROVIDE A BUILDING CODE ANAYLSIS WITH THE ABOVE INFORMATION. 2. Sheet 4: The occupant load calculations for the assembly seating are incorrect. The sheet indicates the use of fixed seating, however, these are not shown on the drawings. Provide evidence that the seats are truly fixed as they are required to permanently affixed to the structured to be considered fixed seating. Movable chairs which are popular in church settings are not considered fixed seating. Provide corrected occupant load calculations in accordance with 2018 IBC Section 1004.5 and Table 1004.5. 3. Sheet 4: The occupant load calculations for the business areas ae incorrect. The incorrect occupant load factor has been used. Provide a corrected occupant load calculation in accordance with 2018 IBC Section 1004.5 and Table 1004.5. 4. General: With out the above information a thorough review cannot be completed. Expect additional comments once the information is provided. Mechanical(M) Reviewer Jorge Valido jvalido@safebuilt.com Approved Reason: Date Completed : 1/3/2024 4:44:55 PM 1.
