1. UNRESOLVED: GENERAL - SPECIAL INSPECTIONS: Please have the Registered Design Professional in Responsible Charge of this project complete and return the City of Tucson Special Inspections Certificate with signatures. The form can be downloaded at: https://www.tucsonaz.gov/files/sharedassets/public/cityservices/planning-development-services/documents/special_inspection_certificate.pdf

2. UNRESOLVED: GENERAL – DEFERRED SUBMITTALS: Per the 2018 IBC, Section 106.3.4, β€œThe registered design professional in responsible charge shall list the deferred submittals on the construction documents for review by the code official.” Due to the complexity of this project, please provide a complete list of all items that will be designed by a specialty engineer as a deferred submittal and include that list in the Structural Specifications.

3. UNRESOLVED: GENERAL - GEOTECHNICAL REPORT: Please provide a copy of a site-specific geotechnical report for this project. The report should support the appropriateness of the selected foundation system for the project site. All building code references must be updated to the current code adopted by the City.

4. UNRESOLVED: GENERAL - CURRENT CODES: The currently adopted building code for the City of Tucson is the 2018 International Building Code. The construction documents must clearly state the name and version of all codes used for design of this project. Please revise the specifications or provide a letter from the engineer of record to declare the relevant code.

5. Pg 25 - CODE REFERENCES: Please clarify the code that is referenced on Page 25,
under "Notes", Items 2, 6, 8 and 9. Sections 2314.3 and 2325.1 do not appear in the 2018 version of the International Building Code.

6. UNRESOLVED: DESIGN LOADS: Per the 2018 IBC, Section 1603.1, the design loads and other information pertinent to the structural design shall be indicated on the construction documents. The following information is still not included in the specifications and does not exist in the structural calculations "Ornelas Calculations 05 01 23_v1.pdf" submitted on August 23, 2023 or "Struct Calcs, 2023-12-04, Struct Calcs (Slab Min)_v1.pdf" submitted on January 1, 2024.

i. Floor and roof live loads (See Note 9 below for more information)

ii. Ground Snow Load, Pg

iii. Wind Design Data (Risk Category; Design Wind Pressures for exterior components and cladding materials, expressed in psf)

iv. Seismic Design Data (Seismic Importance Factor, Ie; Site Class; Mapped Spectral Response Acceleration Parameters, Ss and S1; Design Spectral Response Acceleration Parameters, Sds and Sd1; Basic seismic force resisting system; Design base shear; Seismic Response Coefficient, Cs; Response Modification Factor, R;
Analysis procedure used)

7. UNRESOLVED: FOUNDATION DETAILS - Pg 3: Please provide the following structural information on Sheet 3, Foundation Details.

i. In Detail 2, please provide a size and spacing of transverse bars shown in the Interior Bearing Wall Footing. Confirm that the maximum spacing of post-installed RamSet anchors is 32" oc and spacing does not need to be adjusted for this smaller, lower-capacity anchor.

ii. In Detail 3, please provide a minimum weld size for connections between steel railing members. Please state the design loads used for design of railings per the 2018 IBC Section 1607.8.1 and provide calculations to support the members selected.

8. UNRESOLVED: STAGE FRAMING: Detail 1 on Sheet 6 shows a section through the elevated stage framing on the First Floor. The detail does not specify the size and spacing of vertical studs supporting the stage and does not indicate if intermediate supports are required to reinforce the typical 2x6 floor joists. Please submit calculations showing the assumed live loads that the stage has been designed for and a maximum span that the 2x6 joists are able to span without intermediate supports. Revise Detail 1 to include all pertinent structural information.

9. UNRESOLVED: STRUCTURAL CALCULATIONS: Floor live load listed on Sheets 2, 3, 5, 17 and 22 of the original calculation package do not meet the minimum live loads required by 2018 IBC Table 1607.1. Per the Architectural Floor Plan, Pg 5, floors and elevated framing for stages shall be designed for the minimum live loads for Assembly, Storage, Office, Stages or Platforms as applicable. Please update the calculations and the structural general notes accordingly. NOTE: Response letter by Arquitecto E.J. Ornelas refers to a revised structural calculation package, but no package was been submitted.

10. WOOD SPECIES: The specifications have been revised to remove references to the typical wood grade and species used in the design. This information is only available for certain members in the calculation package. For additional clarity, please revise the construction drawings to clearly indicate the minimum wood species and grade used for stud walls, headers, beams and joists as needed.

11. Pg 25 - CONCRETE STRENGTH: The specifications, "Section III. Concrete" have been revised to change the recommended concrete compressive strength for slabs-on-grade from 3,000 psi to 2,500 psi. This is in conflict with the sealed letter provided by Alex Kory of Kory Engineering, Inc dated Dec 4, 2023 and submitted as part of "Struct Calcs, 2023-12-04, Letter, Struct Calcs (Slab Min)_v1.pdf". Please revise the specifications to match the recommendations of the engineer of record or have the engineer submit a revised letter.
