1. General- Indicate on the drawings that fire extinguishers shall be installed in accordance with 2018 IFC 906.2.
2. General- Indicate on the drawings that all interior finishes will be in accordance with 2018 IBC 803.1.
3. General- Indicate on the drawings that all penetrations into or through fire walls, fire barriers, smoke barrier walls and fire partitions shall comply with 2018 IBC 714.4.
4. General- Clarify if the modifications to the existing fire sprinkler system will be under a differed submittal or will be a separate permit to match the newly proposed wall locations. Clarify if the building has an existing fire alarm system that will need to be modified as well, the mechanical drawings indicate a new duct smoke detector to be installed.
5. C1- Provide a life safety/ egress plan for the building and clearly indicate the areas to be renovated. This should be the layout AFTER the renovation to verify the travel distances. The first floor plan is not complete and the key plan is not sufficient to show the areas of renovation and the overall travel paths. The second floor plan does not show the newly built walls, nor provides the travel distances from the most remote points in accordance with 2018 IBC 1004 and 1017.2. The calculations shall include the distances required to go around the proposed office cubicles and any other semi-permanent furniture.
6. C1- Provide an occupancy count for the areas to be remodeled. Break down the occupancy count per occupancy type and area. The code review notes on the drawings indicates the occupancy classification is referenced in the occupancy/ exit plan however no occupancy types were found.
7. C-1 Please fill out the sheet index that was left blank on the drawings.
8. A1.0- The demolition key notes indicate to remove plumbing fixtures and cap off however no plumbing work has been indicated in the set of plans. Clarify what existing plumbing will need to be removed (specific fixtures) and provide a plumbing plan for any relocated or new fixtures to be installed. If the renovation removes an existing bathroom or other required fixtures, a plumbing fixture count will be required.
9. A1.0- Clarify the location of the new shipping office, it appears this is part of the first floor however floor plan A is labeled as the second floor. Provide dimensions for the new walls on the floor plan.
10. A1.2- Provide construction details for the new door frames and interior window framing to be installed as well as the new glass wall that is indicated on the second floor plan.
11. A1.2- Indicate the required minimum of 18 inches next to the latch on the pull side for the secure storage/ file room. ICC A117.1-2009 Figure 404.2.3.2.
12. A1.2- Clarify if the worktable indicated on the floor plan is to be a built in cabinetry. If this is to be cabinetry, provide elevations for its installation that are assessable in accordance with ICC A117.1-2009 for height and reach ranges.
