Electrical Review of Sunbelt Rentals

Need to provide panel schedules to show new circuits. Provide panel sizes and show added load. Existing circuits in existing panels/schedules can be called out as existing, but show CB count and sizes in panel. Panel load calculations shown are acceptable to show existing panels are acceptable/capable of handling new load.

Need to provide circuits for new equipment ie Big Ass Fans, new high bay lighting, new receptacles and power poles. New HVAC equipment may require resizing circuit breakers, disconnects, and conduit to meet current code. Need to call out
conductor size for all new circuits (can make a general comment that all conductors are 12 AWG UNO to avoid notating all circuits)

Call out Existing circuits/receptacles/lighting as ‘E or ETR’. Also, newer codes require additional GFCI protection beyond earlier codes and the design has to be compliant with the current code requirements.

Will need to provide a rooftop/site plan if new HVAC system is added (either on roof or site). Need to call out for weather proof GFCI service receptacles to be installed at outside HVAC condensers to comply with NEC 210.63 requirement.

Provide One-line of Main building. Provide some type of individual identification/name for each of the 4 existing panels. Currently there are 3 identical 200-AMP panels. The Main Distribution Panel is not identified or shown.

Clearly call out if panels are Existing to Remain or are to be replaced. This has to be determined by the EOR, not later by an electrical contractor with conflict of interest.

If panels are to be replaced, short circuit calculation is required for each new panel or clearly call out KAIC rating (which should match or exceed replaced panel). New panels may also require surge protection to meet new code requirements. This is dependent upon the existing/original One Line design.

Comment only: if panel sizes are adequate and there are enough spare CBs for new circuits, panels are probably okay as is, unless there are other issues such as water / rust, dirt, age (30+ years), or other mitigating factors that require panels to be replaced.

If not replacing panels, simply need to use a block diagram to show panel names/sizes and connections. Do not need to provide any feeder information or grounding aside to call out as existing.

If the main distribution panel exceeds 400 amps and needs to be replaced, an electrical engineer will need to sign and seal the design.

Need to provide light fixture schedule to show basis of design for fixture selections. Can use generic fixture descriptions, but need to call out wattage and should call out color (temperature) of fixtures.

Need to provide an interior lighting Comcheck to show IECC 2018 compliance. Using new fixtures should pass, but calculations are required by Tucson to prove compliance. Tucson allows simple hand calculation. May need to provide lighting controls on a timer/motion detector to meet the current energy codes for lighting. Will need to provide occupancy/vacancy sensor light switch controls for offices.

Need to show emergency exit and egress lighting. Call out or show existing if re-using existing. Exit signage should also have remote head to illuminate exterior door area as well.
