The total building area is to include the patio dining area. 2018 Chapter 2 Building Area and Fire Area definitions. Please detail if fire alarms are installed. The allowable area, height, and number of stories specified do not meet the limitations detailed in 2018 IBC Tables 504.3, 504.4, 506.2 for A-2 occupancy and non-sprinklered construction type V-B. 2) Unresolved - Sheet G002 (Life Safety & Plumbing Fixture Calculations) and G002.1 (Occupancy Load Plan): Floor areas have not been included in the occupancy calculations. The entire floor area for assembly use is to be used to determine the occupant load of this space using the occupant load factor of 1/15sf for areas with tables and chairs and 1/5sf for standing areas which include the floor spaces that do not have tables or chairs such as the sales, waiting, and lobby areas. The condiment station is not a mercantile use. Fixed seating is calculated per 2018 IBC section 1004.6. The "Workroom" is part of the "Beverage Prep" areas are to use 1/200sf factor for commercial kitchen occupancy. The office is 1/150sf and the break room is 1/15sf. The patio dining area is also to be used in the occupancy calculations at 1/15sf. Please revise all affected sheets. (2018 IBC Table 1004.5, sections 1004, 1004.5, 1004.6 for fixed seating, Sprinklers are required when the number of occupants exceeds 99 per 2018 IBC section 903.2.1.2. If sprinklers are being installed, correct the notes and deferred submittals on sheet G001. Please revise all affected sheets and details. Show the revised total occupants under "Occupancy Notes". 3) Unresolved - Sheet A005 (Patio Plans): Construction plans for the patio roof, support columns, footings, and roof drainage were not included in the plans. (2018 IBC section 107) Please specify on the plans that the structural plans for the covered patio were submitted in a separate permit already issued. 4) Sheet P-102 (Plumbing Drawings): Include the Drainage Fixture Unit calculations. (2018 IPC section 106.3.1) 5) Sheet P-401 (Plumbing Diagram): Please include the individual fixture waste pipe sizes. (2018 IPC section 106.3.1) 6) Sheets P-102, P-401: There are several hand sinks that do not drain into the grease interceptor. 2018 IPC amended section 1003.3 requires the hand sinks to be connected to the grease interceptor or have a sign posted above them stating: “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” 6) Resolved - Sheet E-101 (Electrical Power Plans): Receptacles in the break room and kitchen within 6ft of sinks are not shown as being GFCI protected.
