Please confirm whether fire sprinkler will be installed. b. Occupancy Load i. Occupant load factor of 240 is used for the Inpatient area. However, this use is for Institutional treatment facilities. A dentist office does not belong in an Institutional category. Please use the Business occupant load factor of 150. c. Locker Room i. I cannot locate a locker room or any room having 265 sf on the floor plan. Please correct this. d. NOTE: if occupancy B is used using occupant load factor of 150 sf on the total T.I. area of 5910 sf, this would be an occupant load total of 40. May we suggest to execute the request in item “f” below, the results can be added to arrive at the correct total occupant load. e. Once this Occupant Load Calculation is corrected, please recalculate the plumbing facilities requirement and provide the correct number of water closets and lavatories required. f. Exit Analysis Plan i. Please amend the plan to show the current design occupant load analysis for each room that is shown on the plan. For the purpose of occupant load calculation, the actual use of the space shall be utilized. ii. Further, enter the name of the space, area square footage, clarify the design occupant load (gross or net s.f. per person used) and the number of occupants for each room or space on the plan, in accordance with the requirements of IBC Table 1004. IBC 107.2.7 iii. Enter the distance of travel within the facility and their direction of travel. iv. At the point of exit, enter the required width, the provided width, the distance traveled and the number of occupants exiting. v. Identifying the maximum egress capacity of each exit door on the life safety plan is very helpful during plan review. While the planned occupant distribution is appreciated, indicating the maximum capacity of each exit allows the reviewer to efficiently evaluate alternative egress scenarios, such as when one or more exits may be unavailable due to a fire or other emergency, and to verify compliance with the required means of egress capacity. 2. SHEET A1 FLOOR PLAN a. The turning space shall be a circular space with a 67-inch minimum diameter. ICC A117.1 sec 304.3.1.1 The new Men and Women Restrooms are showing 60-inch diameter. Please correct. b. EMERGENCY LIGHT WITH BATTERY BACKUP ARE NOT SHOWN ON THE DRAWINGS. Please comply per IBC 1008.3.1 making sure this is shown in the electrical drawings. c. The existing men’s restroom is missing the partition and door to the water closet. Please correct this. d. The doors to the existing women’s restroom water closet stalls are missing. Please correct this. e. Doorways shall have a clear opening width of 32 inches minimum. Clear opening width of doorways with swinging doors shall be measured between the face of door and stop, with the door open 90 degrees. ICC A117.1 section 404.2.2 i. Doors 102A, 103A, 106A, 118A, 138A do not comply. ii. Please correct these. 3. Accessibility upgrades shall be required in accordance with IEBC.305.7. 1. If the cost of providing or upgrading the items above to be accessible is disproportionate to the cost of construction (exceeds 20% of the cost of construction not including accessibility upgrades), please provide information to verify construction costs. (A) Alterations made to provide an accessible path of travel to the altered area will be deemed disproportionate to the overall alteration when the cost exceeds 20% of the cost of the alteration to the primary function area. (B) Costs that may be counted as expenditures required to provide an accessible path of travel may include: For example, costs associated with making restrooms accessible, such as installing grab bars, enlarging toilet stalls, insulating pipes, or installing accessible faucet controls. Installing doors to comply to the 32” clear opening can also be done to comply. 4. Please resubmit. |

The mechanical plan on M-2 shows EF-1 and EF-2 each serving a restroom. The Exhaust Fan Schedule on M-5, however, shows EF-1 as serving the Sterile room, 128. A 12”x12” exhaust duct is shown serving the Sterile room, 128, and the Lab room, 129, on the Mechanical Plan, M-2, but the Mechanical Roof Plan, M-3, does show an exhaust fan, labeled EF-2, in the area generally above room 128. No exhaust ducts appear on the Mechanical Roof Plan in the area over the two restrooms, 104 and 105. Clarify the number of new exhaust fans, the areas they serve, and their specifications. Reference: Section 107.2.1, IBC 2024. 3. Verify the cooling capacities of the four new rooftop units; the cooling capacity values do not match the data published by Carrier. Reference: Section 107.2.1, IBC 2024. 4. Show the size, routing, and termination of the condensate drains for the four new rooftop units. Reference: Section 307.2.1, IMC 2024 as amended by the City of Tucson. 5. Rooms 106 and 107 have supply air but no return air inlet causing the exit corridor to act as a return duct. Revise the mechanical design as required to avoid using the corridor as a return air duct. Reference: Section 601.2, IMC 2024.
