1. DISTANCE TO PROPERTY LINE
a. The distance to the property line to the closest portion of the proposed structure is approximately 1 foot.
b. This means that the structure is built within the setback requirement.
c. This also means that the Fire Separation Distance is not met per International Building Code section 705.5 and Table 705.5
d. Please coordinate with our Zoning Department in order to remedy this condition.
e. Please have your design professional address this issue.
2. EAST STRUCTURAL LEG
a. This leg seems to land on an existing parking stall.
b. This means that the parking count has been reduced. Please confirm whether this parking stall count make this facility not compliant on the parking count. Please coordinate wit Zoning Department.
c. Please show the parking stall paint stripe on the plan.
3. Please provide the distance between this proposed canopy and the existing structure.
a. The fire separation distance seems not compliant.

1. Where subject to physical damage, conductors, raceways, equipment, and cables shall be protected. Provide protection against damage as necessary for the Structural Leg mounted inverters and combiner panel. NEC 300.4 Protection Against Physical Damage, NEC110.27(B) Prevent Physical Damage. Show equipment is protected from physical damage or provide tire stops or bollards or other means to protect from car impacts.
2. Provide a Grounding Electrode System at the detached structure per 250.31(A). Grounding electrode system and grounding electrode conductor. Required.
3. Provide appropriate grounding and bonding of all metal structures, per all relevant sections of NEC 250 (example sections 250.4(A), 250.20, 250,32, 250.104).
4. Provide for local disconnecting means at the structure for the canopy lighting as required per NEC art 225.31-32.

250.31(A) Grounding electrode system and grounding electrode conductor. Required.
250.31(B) equipment grounding conductor, grounding bonding equipment and structural metal. Sized accordance with 250.122.

Site Engineering Review Comments:
1. The proposed solar parking canopy, and all other exterior modifications proposed at this commercial site will require the submission of a Development Package (Site plan) in accordance with UDC §7.4.3.E. Per UDC §3.3.3.G.2.c, A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. Please coordinate through email to confirm any additional studies required based on site conditions & reviewer comments. Note that the Development Package is a separate permit submittal, and must be processed independently of the building plans.
2. Site Engineering is unable to fully review and approve permit TC-COM-0726-01146 until the associated Development Package is reviewed and approved by all reviewers.

This site is located in the R-2 (UDC 4.7.9) and C-1 (UDC 4.7.20) zones. Animal Service is an allowed use subject to Use Specific Standards 4.9.4.D.1, .2, .3, & .4 and 4.9.13.O or 4.9.4.D.7 & 4.9.4.D.10-.15 (UDC Table 4.8-4).

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building.
