1. Sheet C-O: Please clarify the square footage of each proposed building. The building area information is inconsistent between the construction documents and the permit application.
The Allowable Area and Occupant Load calculations indicate a total building area of 32,469 square feet.
The permit application lists a total building area of 25,796 square feet.
The project description provided with the permit application identifies:
Building A: 19,896 SF
Building B: 2,500 SF
Building C: 3,400 SF
2. Please review the stated project valuation of $ 1,800,000.00. Based on the adopted fee schedule, the project square footage, and classification this value appears low with the value derived from the default calculation is higher than what was specified on the permit application.
Please provide up dated values for each building, a copy of the construction contract or detailed estimates to verify the project valuation. If additional information is not provided, the permit fees will be assessed based on the calculated valuation in accordance with IBC 109.3 and the adopted fee schedule.

5. Provide the signed and sealed structural foundation calculations, prepared by an Arizona licensed registrant, used in the design of this project. IBC 107.2.7
6. Revise the plans to identify the required number and location of accessible self-service storage units in accordance with 2024 IBC Section 1109.3 and Table 1109.3. Provide the total number of storage units within the facility and demonstrate that the minimum number of accessible units has been provided based on the total number of units:
1–200 units: Minimum 5%, but not less than one (1), accessible unit.
More than 200 units: Minimum 10 accessible units plus 2% of the total units exceeding 200.
Accessible storage units shall be dispersed among the various classes of storage spaces provided (e.g., unit sizes, climate-controlled/non-climate-controlled) in accordance with IBC Section 1109.3.1. Clearly identify the accessible units on the plans and demonstrate compliance with the required accessible route, entrances, and accessible features serving those units. Where overhead doors are provided, submit details demonstrating how the accessible units will provide an accessible means of operation in accordance with the approved accessibility design. IBC 1109.3, 1109.3.1, Table 1109.3, and ICC A117.1.
7. Please amend plans to provide fire extinguishers for each building and the maximum travel distance. IBC 902.2
8. Please revise the Site plan to show the accessible route from the accessible doors to the accessible entrances in Building A. IBC 1104.2
9. Please amend the Building A floor plan to indicate accessible entrances on the plans and provide signage as required by IBC Section 1112
10. Please amend the Building A floor plan to indicate the accessible exits and provide signage as required by IBC 1009.10
11. Provide a complete COMcheck Envelope Compliance Report demonstrating that the proposed building thermal envelope complies with the 2024 International Energy Conservation Code (IECC). The report shall be project specific, signed by the responsible design professional (where applicable), and consistent with the construction documents.
Revise the plans as necessary to ensure that all envelope components identified in the COMcheck report, including wall, roof/ceiling, floor/slab insulation, fenestration U-factors, Solar Heat Gain Coefficients (SHGC), and building envelope areas, match the plans and specifications submitted for permit. IECC Section C103.2, C401.2, C401.2.1
12. Please provide the location of the IBC Chapter 29 required plumbing fixtures. Water closets, lavatories, drinking fountain, and service sink. Please include path of travel, distance, and directional signage. IBC 2901, Table 2902, 2902.3.3, 2902.4, 2902.4.1, 2902.5, and 2902.7

2. The replacement, relocation and installation of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code.
3. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
4. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
5. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
6. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
7. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
8. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
9. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

1. Site Engineering has completed its review of the submitted building plan set and cross-referenced it against the associated Development Package. However, final approval of Commercial TC-COM-0726-01062 cannot be granted until the associated submission of the Development Package TD-DEV-0626-00168 has received full approval and has been issued. Per UDC §3.3.3.G, building permits for sites requiring a Development Package may not be issued prior to DP approval, as the building plans must be consistent with an approved site plan. Please resubmit for final approval once the Development Package has been approved and issued by all applicable reviewers.
