Please review the stated project valuation of $50,000.00. Based on the adopted fee schedule, the project square footage, and classification as a Level 3 (alteration area more than 50% of the building), the value derived from the default calculation is much higher than what was specified on the permit application. 3. Please provide a copy of the construction contract or detailed estimates to verify the project valuation. If additional information is not provided, the permit fees will be assessed based on the calculated valuation in accordance with IBC 109.3 and the adopted fee schedule 4. Provide the sealed fire damage assessment prepared for this property with the next submittal. IBC 107.2.1 5. Complete Architectural Plans Required Provide complete architectural plans with sufficient graphic representation of the proposed work. Revise the plans to include the following information: a. Provide a cover sheet or code data sheet containing the project information. 2024 IBC Section 107.2.1 b. List the edition year and title of all adopted codes applicable to this project, as adopted by the jurisdiction. 2024 IBC Section 107.2.1 c. Provide a drawing index listing all sheets included within the scope of this permit. 2024 IBC Section 107.2.1 d. Provide a detailed description of the proposed work included in the scope of this permit. For projects containing multiple tenant spaces or units, identify the work associated with each unit. 2024 IBC Section 105.3 e. Identify all deferred submittals on the plans and include a note stating that deferred submittal items shall not be fabricated or installed until reviewed and approved by the Building Official. Examples include prefabricated wood truss designs, delegated structural engineering, and other deferred items. 2024 IBC Section 107.3.4.1 f. Identify all exterior wall covering materials and provide references to the applicable installation details. For example, identify the exterior stucco assembly at the front wall where the proposed signage is to be installed. 2024 IBC Section 1404.1 g. Identify the specific exterior wall water-resistive barrier (WRB) to be installed behind each exterior wall covering. For example, identify the WRB for the stucco assembly at the front wall where the proposed signage is to be installed. 2024 IBC Section 1403.2 h. Provide construction details showing the installation of the water-resistive barrier, flashing, and weather protection at all exterior wall assemblies, including penetrations, transitions, and interfaces. For example, provide wall section details for the stucco assembly at the front wall where the proposed signage is to be installed. 2024 IBC Sections 107.2.4, 1402.2, and 1404.4 i. Provide building sections, drawn to scale, for each building and structure. Sections shall clearly identify floor, wall, roof, foundation, and structural assemblies. 2024 IBC Section 107.2.1 j. Clearly identify and detail all structural and architectural connections shown on the plans. 2024 IBC Section 107.2.1 k. Dimension ceiling heights and identify any projections or protruding objects affecting the required minimum headroom of 7 feet 6 inches. 2024 IBC Sections 1003.2 and 1207.2 l. Specifically identify all interior wall and ceiling finish materials. 2024 IBC Section 801.1 m. Provide complete building thermal envelope information, including insulation values, fenestration performance, and assembly details. The information shall be consistent with the submitted energy compliance documentation. 2024 IECC Sections C402.1 and C407.4 n. Provide complete roofing plans indicating roof sheathing type and thickness, fastening requirements, roof covering type, underlayment, flashing, edge metal, gutters, downspouts, roof drainage, and roof slope, as applicable. 2024 IBC Sections 107.2.1, 107.2.4, 1502, 1503, 1504, and the applicable roof covering provisions of Chapter 15.6. 6. 6. Demolition Plan Required Provide a complete demolition plan that clearly identifies the extent of demolition and all existing construction to remain. The demolition plan shall include, at a minimum, the following: a. Clearly identify all walls, doors, windows, ceilings, floors, roof components, structural elements, equipment, fixtures, and utilities to be demolished. b. Clearly identify all existing construction, structural elements, equipment, and utilities that are to remain and be protected during construction. c. Provide demolition keynotes, symbols, and/or shading that clearly distinguish between items to be removed, relocated, and remaining in place. e. Where structural elements are removed or altered, provide supporting structural details and calculations prepared by the registered design professional demonstrating that the remaining structure complies with the applicable code requirements.
