COMMENTS:
1. You submitted your drawings where the State reviews it and will provide you the sealed/approved set.
2. The City of Tucson requires a copy of this set and any other documents that the state approves.
3. The city will not approve the structure's building permit without this State sealed/approved drawings.
4. The State will also issue you an Installation Plan Approval (Please inquire with the state on this Installation Approval).
5. The City of Tucson requires a copy of this approval which is required prior to the Building Final Inspection.
6. The city will not approve the structure's building permit without this installation approval.
7. The State will do the inspection of the structure itself and its installation at the job site and issue their own version of clearance to the utilities such as Tucson Electric Power, etc. Please ensure to coordinate with the state.
8. The City will conduct inspections that are delegated to the city to complete the process.
9. Upon all structure inspections being approved by the State, they will attach a decal to the structure signifying their approval/certification of the structure.
10. The City of Tucson already has your submission for a permit within the city.
11. The city will review for everything else that the State is not processing.
12. The city will review for the utilities.
13. We will refer to the State approved/sealed drawings that you will be submitting to us.
14. The city will review the site work.
15. The Site Zoning team will review for all zoning related.
16. The Site Engineering will review for anything related to the site work.
17. The Floodplain Dept will review for flooding issues.
18. The city transportation department will review for Right of Way issues.
19. As a totally separate permit process, the Development Plan must be submitted for review and approval by our Planning and Zoning Department.
20. The building permit for the structure will not be approved until after the DP is approved.
21. The city will issue a building permit.
22. The city will inspect the utilities.
23. The city will issue Electric Clearance to Tucson Electric Power.
24. The city will issue Gas Clearance to Southwest Gas.
25. The city will issue a Certificate of Occupancy.

1. COMMENT: Zoning has completed its review of the submitted building plan set and cross-referenced it against the associated Development Package. However, final approval of Commercial Permit TC-COM-0726-01013 cannot be granted until the associated revision to Development Package TD-DEV-TD-DEV-0226-00044 has received full approval and has been issued. Per UDC §3.3.3.G, building permits for sites requiring a Development Package may not be issued prior to DP approval, as the building plans must be consistent with an approved site plan. Please resubmit for final approval once the Development Package has been approved and issued by all applicable reviewers. For final approval, ensure the building plans match the approved DP regarding footprint, proposed height, and square footage, and that the downspout and structure drainage systems shown in the building plans are consistent with those depicted in the Development Package plan set.

2. COMMENT: Provide this TC-COM-0726-01013 permit number, related permit number for the associated canopy, TC-COM-0726-01014 and the associated development package case number, TD-DEV-0226-00044, adjacent to the title block on each sheet.

COMMENTS:

1. Private water service lines may not cross property lines to serve another parcel. The proposed private water line connection to Frys appears to cross onto a separate property to serve the fuel center, which is not permitted per Tucson Water’s Remote Water Meter Policy. Tucson Water’s Remote Meter Policy No. IV-B.08, Eff. 07/14/2009 requires all of the following:
a. Each lot must have its own water meter.
b. The water meter for any given lot must lie within that lot’s frontage onto a public street, private street, or utility easement that contains an existing water main that can serve that lot.
c. The private water line from a water meter to building must lie on just one lot. The private water line from a water meter to a building may not encroach into, or cross a second lot, even in a private water easement.
