Site Engineering:
1. The proposed addition of the trash enclosure, sidewalk, and parking for this commercial site will require the submission of a Development Package Site plan UDC 7.4.3.E as this constitutes as site work. In accordance with Unified Development Code (UDC) Article 3.3.3.G.2.c, a site plan (Development Package Permit) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. Commercial Building Plan Review – 1st Review

TRANSMITTAL DATE: July 24, 2026

1. COMMENT: Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved (the same checklist is used for ‘major’). The DP is a separate submittal from the building plans. The checklist can be found at:

Until this submittal has been reviewed and approved, TC-COM-0726-01006 cannot be approved. Resubmit TC-COM-0726-01006 after TD-DEV-0XXXX-00XXX (to be determined) has been approved and be sure to include any modifications that may take place in that development package.

2. COMMENT: Provide this TC-COM-0726-01006 permit number and the associated development package case number, TD-DEV-0XXXX-00XXX, adjacent to the title block on each sheet.

3. COMMENT: Update the sheet index to a) account for all the drawings provided and b) to match the sheet numbers and names.

4. COMMENT: Detail B6/Sheet A1.0 proposes a 7’-0” (including cap) measured from finished grade to top of wall. Per 6.6.2. I and J, the following applies:

The maximum height of a wall or fence within a perimeter yard shall be six feet; however, the wall or fence may be higher than six feet, but no higher than ten feet, if: (See UDC Figure 6.6.1-A, Height of Wall or Fence within a Side or Rear Perimeter Yard.)

In nonresidential zones, walls or fences, as permitted in Section 6.6.2.I above, may exceed the height standards, provided the wall or fence complies with the perimeter yard standards applicable to buildings on the site;

If this can’t be met, there is the following path:

Walls/Fences over 6'-0” and up to 8'-0” tall and not meeting 75% unobstructed view criteria - A Design Development Option (DDO) Special Application Zoning Approval Process is required. This is an Administrative Review process with public notice. See below for information regarding Design Development.

Lastly, a 7’-0” tall wall must be structurally engineered by a state registered professional.

5. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED:
