Should the above not followed, it may delay your approval. COMMENTS: 1. Please submit the Manual J for the heating and cooling requirements. 2. Door 102 and 103: a. Doorway clearances ICC ANSI A117.1 section 404, clear opening width of 32 inches measured between the face of door & stop with door open 90 degrees. b. You are proposing 2’-8” doors. Once the door stop is taken into account, you will have a clear opening that is less than required. Please correct this. 3. Please confirm the finish floor has been corrected to a level condition with no slope as the former garage used to have. 4. Provide clear floor space, knee and toe space for forward approach for sink. ICC A117.1 606.2. a. A clear floor space complying with Section 305.3, positioned for forward approach, shall be provided. b. Knee and toe clearance complying with Section 306 shall be provided. The dip of the overflow shall not be considered in determining knee and toe clearances. c. Lavatories & sinks shall be 34 inches maximum above the floor, measured to the higher of the rim or counter surface per ICC d. A117.1 606.3 Water supply and drain pipes under lavatories shall be insulated to protect against contact per ICC/ANSI 606.6 5. Locate and label the lighted exit sign with battery backup, the emergency lights with battery backup on your plans. 6. Provide detail drawings for the weep screed at the stucco. 7. Please resubmit. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) w/ Home Occupation is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.E.1, .2, .3, .5, .6, .7, .9, .10, .11, & .13 and F. 1. Zoning was not able to find an approved Home Occupation permit for this day care. Provide a copy of the business license with the next submittal. 2. Clearly demonstrate that the requirements of UDC Use Specific Standards 4.9.7.E.1, .2, .3, .5, .6, .7, .9, .10, .11, & .13 and F are met. 3. Based on aerial photos there are two (2) shade structures that show up some time after 2022.. Zoning was not able to find approved permit/compliance documents for these structures. Either 1) Provide approved permit documents, 2) Show the shade structures on the site plan along with size, height and perimeter yard setbacks and include them in this permit, or 3) Show the structure on the plan to be removed and provide photos that clearly show that the structure has been removed from the site.
