The subsequent review could generate more comments after original comments have been addressed. 1. Please amend the drawings so the ramp landing allows door maneuvering clearance. A parallel approach from the latch side of a pull door requires 24” of landing before the door opening. See Table and Figure 404.2.3.2 Maneuvering Clearance at Manual Swinging Doors. 2. Please amend plans to provide information about swinging door hardware. IBC 107.2.1 When traveling from the interior to the swinging door, if there is a closer and a latch 12” of maneuvering clearance will be required for a front approach on the latch side of the door. See Table and Figure 404.2.3.2 Maneuvering Clearance at Manual Swinging Doors. 3. The interior ramp landing is required to be 60 inches in length it is only shown as 4’- 4”. Please amend plans to comply with 2009 ICC A117.1 405.7.2 Please contact me if you have any questions about these comments. 4. Please amend plans to Provide illumination for the means of egress, including the exit discharge per IBC 1008. Show compliance with the following: A. The means of egress shall be illuminated at all times the building space is occupied. B. The means of egress illumination level shall not be less than 1 foot-candle at the walking surface. C. The means of egress illumination shall be supplied by backup power (consisting of storage batteries, unit equipment, or an on-site generator) for a duration of not less than 90 minutes. Retail Trade, General Merchandise Sales (Art Gallery) is an allowed use in this zone (UDC Table 4.8-5). Resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 1. The submitted plans include an exterior ADA accessible ramp area where none existed before. Per UDC 3.3.3.G.2.c., a development package is required on a commercial site when there is a "reconfiguration of an area outside of a building". Please submit a development package that meets the requirements indicated at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Development-Package. Site Zoning approval of this building permit cannot occur until the development package is first approved. 2. Work proposed along 6th Ave appears to be within the right-of-way (ROW). Contact Real Estate at Real.Estate@tucsonaz.gov to determine if a ROW use permit and temporary revocable easement (TRE) are required, and to secure applicable permits/easements. 3.
