Sheet g1.0, 2018 IECC; Submit a Building Envelope, Electrical and Mechanical Certificate. DMA 3. Sheet g2.1, 2018 IBC Ch 2 Definitions, [BG]AMBULATORY CARE FACILITY. Buildings or portions thereof used to provide medical, surgical, psychiatric, nursing or similar care on a less than 24-hour basis to persons who are rendered incapable of self-preservation by the services provided or staff has accepted responsibility for care recipients already incapable. Provide a Facility operational narrative and approved facility licensing type issued for services and care. NOTE: Plan also indicates design of the Surgery Center that is consistent with provisions Section 407 (I-2). DMA 4. Sheet g2.1, 2018 IPC 410.4 Substitution. Where restaurants provide drinking water in a container free of charge, drinking fountains shall not be required in those restaurants. In other occupancies where drinking fountains are required, water dispensers shall be permitted to be substituted for not more than 50 percent of the required number of drinking fountains. Provide Drinking fountain/s as required by Section 410. Remove noncompliant code reference from plans. DMA 5. Sheet s0.1, 2018 IBC Table 1604.5; Structural design is based upon a Risk category II. Category IV may apply to building. Coordinate with Owner and Architect forthcoming operational narrative (requested information in separate comment as part of this review) and facility licensing for services provided. Category IV bullet 2 specifically lists buildings as Ambulatory facilities having emergency surgery OR emergency treatment. DMA 6. Sheet s0.2, 2018 IBC Ch 17; Provide a completed Tucson Special Inspection Certificate. DMA 7. Sheet s0.2, 2018 IBC 1803.1; Submit the sealed report from the Geotechnical Investigation. DMA 8. Sheet s2.3, 2018 IBC 718.4 Draftstopping in attics. Draftstopping shall be installed to subdivide attic spaces where required by Section 708.4.2. In other than Group R, draftstopping shall be installed to subdivide combustible attic spaces and combustible concealed roof spaces such that any horizontal area does not exceed 3,000 square feet (279 m2). Ventilation of concealed roof spaces shall be maintained in accordance with Section 1202.2.1. Exception: Buildings equipped throughout with an automatic sprinkler system in accordance with Section 903.3.1.1. The Exception ONLY applies for a fully sprinklered building this includes the created concealed attic space/s that occur. DMA 9. Sheet s4.2, Detail 3; Provide listed fasteners for L90 to stud connections that occur at joists. DMA 10. Sheeet m1.3, 2018 IMC [F] 513.5 Smoke barrier construction. Smoke barriers required for passive smoke control and a smoke control system using the pressurization method shall comply with Section 709 of the International Building Code. The maximum allowable leakage area shall be the aggregate area calculated using the following leakage area ratios: 1.Walls: A/Aw = 0.00100 2.Interior exit stairways and ramps and exit passageways: A/Aw = 0.00035 3.Enclosed exit access stairways and ramps and all other shafts: A/Aw = 0.00150 4.Floors and roofs: A/AF = 0.00050 where: A=Total leakage area, square feet (m2). AF=Unit floor or roof area of barrier, square feet (m2). Aw=Unit wall area of barrier, square feet (m2). The leakage area ratios shown do not include openings created by gaps around doors and operable windows. The total leakage area of the smoke barrier shall be determined in accordance with Section 513.5.1 and tested in accordance with Section 513.5.2. Provide response indicating intended methods used to verify compliance with this section. DMA 11. Sheet m1.3, 2018 IMC [F] 513.5.3.2 Ducts and air transfer openings. Ducts and air transfer openings are required to be protected with a minimum Class II, 250ºF (121ºC) smoke damper complying with the International Building Code. DMA 12. Sheet p3.0, 2018 IPC 603.1 Size of water service pipe. The water service pipe shall be sized to supply water to the structure in the quantities and at the pressures required in this code. Provide detailed water service and meter calculation. DMA 13. Sheet p3.0, 2018 IPC Section 604 and 701; Provide detailed and scaled isometrics for plumbing systems. DMA 14. Sheet p3.1, 2018 IBC [F] 427.1 General. Medical gases at health care-related facilities intended for patients shall comply with Sections 427.2 through 427.2.3 in addition to requirements of Chapter 53 of the International Fire Code. DMA 15. Sheet p3.1, 2018 IBC [F] 427.2 Interior supply location. Medical gases shall be located in areas dedicated to the storage of such gases without other storage or uses. Where containers of medical gases in quantities greater than the permitted amount are located inside the buildings, they shall be located in a 1-hour exterior room, 1-hour interior room or a gas cabinet in accordance with Section 427.2.1, 427.2.2 or 427.2.3, respectively. Rooms or areas where medical gases are stored or used in quantities exceeding the maximum allowable quantity per control area as set forth in Tables 307.1(1) and 307.1(2) shall be in accordance with Group H occupancies. Provide a detailed floor plan for storage rooms that coordinates with interior elevations of containers and clearly demonstrates compliance this section ensuring the design provides for dedicated storage for containers. NOTE: Provide quantities for Fire review, Fire Plan Review is NOT within the scope of this review. DMA 16. Sheet p3.1, 2018 IBC 427.2.1 and 427.2.2; The forthcoming Med Gas plan must reflect the design intent for the storage room/s as interior or exterior. DMA 17. Sheet ep402, 2017 NEC Art 517; Submit equipment manufacturer specifications. Coordinate equipment bonding, grounding and shielding with specifications and provide detailed plans that reflect and demonstrate compliance with the code and specifications. NOTE: Also, where medical gas is administered the equipment in those areas must be listed for the use with medical gas. DMA |

Provide an outdoor lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan. Number the light fixtures on your table and use the same number on your site plan 3. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1. 4. Show compliance with total outdoor light output per 2012 City of Tucson/Pima County Outdoor Lighting Code section 401.2. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1. 4. E1.1 – Lighting Code section 104.2.2. 5. Medical Service- Outpatient is an allowed use in the PAD. 1. Zoning has reviewed the building plans for compliance with development package TD-DEV-1224-00336 and although it appears that the plans are in mostly in compliance, until the comment below is addressed Zoning cannot approve the building plans. 2. The Architectural Site plan shows additional short-term bicycle parking that is not shown on TD-DEV-1224-00336. Also, detail 16 sheet x.1.4 does not match detail 8 sheet c6.2 of the DP.
