The submitted documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Review will not proceed without the response letter. COMMENTS: 1. You may have missed submitting the drawings for the Electrical, Mechanical and Plumbing. Please submit them. 2. As you know IEBC.305.7 requires that an additional 20% of the construction cost be spent to modify/install towards the accessibility requirements. If you addressed any ICC/ANSI A117.1 requirements addressing this item, please enumerate them. a. It could be the cost to provide the cashier counter that is 34 inches above finish floor. The cost to install ONLY the 30 inches wide counter can be made part of the list complying to the accessibility requirements. b. It can be to provide an accessible restroom. c. On your Floor Plan, locate/identify/label these NEW accessible items. d. On your cover sheet, please provide the list of accessible compliant items along with their costs. Provide a total of all the costs. e. Show a calculation illustrating that the total cost of item #3 above is equal or more than 20% of the project construction cost. f. Your restroom has a sink that is encroaching on the water closet required clear floor area of 60”x 56”. See ICC A117.1 figure 604.3. May we suggest to look into this and perhaps slide the sink away from the clear floor area. 3. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers internally as well as accessible route from drop off to front door. Provide drawings that illustrate the ANSI accessible counter at the cashier in both height and width requirements per 2009 ANSI A117.1 Figure 904.3(B). 4. Please resubmit. |
