This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken. The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Please provide proof that this project has been submitted to the Pima County Health Department for permitting. Make sure to incorporate any of their comments into any future submittals. 2. Please indicate on the cover page that the solar awning is to be provided as part of this project and is to be submitted as a separate permit (not a deferred submittal). 3. Note on the cover of the drawings that special inspection is required for epoxy and expansion anchors. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. Sheet A1 1. The occupant load calculations indicate the counting of seats. Please calculate the occupant load for the dining portion as 15 net. The actual occupant load can only be used with an appeal to the building official. [Ref. IBC 2018 Sec. 1004.5] 2. Please include Group F-1 occupancy classification along with the Group M indicated as the process of the bean roasting and packaging would more closely fall under the Group F-1. {Please note: This does not require occupancy separation or any additional protection requirements. It is more for certificate of occupancy clarification.} 3. Please include in the scope of work the roof repair of the adjacent tenant space to the south. Sheet A2 1. The occupant load of 141 indicated at Note 2 of the exit requirements section conflicts the occupant load of 73 on sheet A1. Please clarify and revise. Sheet A3 1. This site is located in the C-1 zone (UDC 4.7.20). Food Service, Excluding Soup Kitchens is a allowed use in the zone (UDC Table 4.8-4), subject to Use Specific Standards 4.9.4.M.1 & 5 and 4.9.13.O. 1. The proposed drawings show seating therefore the use is considered food service not a retail use with takeout only. Clearly demonstrate that the parking requirements are met for a food service use.
