2. Sheet 2 Foundation Plan- Update foundation plan note 1 to indicate the soil under all slabs and the foundation will be
pretreated for termites per the State of Arizona. The current note only shows the slab and indicates pretreat soil with no specifics.
3. Sheet 3 Floor Plan- The floor plan note 7 indicates a 2x6 plumbing wall however the tag is pointing to the master bath
shower and not the wall in the left side unit. Correct the tag.
4. Sheet 3 Floor Plan- The floor plan note 14 indicates this is to be a clothes washer only. The mechanical plan indicates this is a stacked unit with a dryer. Modify the note accordingly.
5. Sheet 3 and 4 Floor Plans and Sheet 10 Mechanical- The IECC values indicated do not meet the prescriptive
requirements of the 2018 IECC. Provide a RES-Check or other approved document for the building envelope or modify the values to meet the minimum requirements. Include SHGC rating on the drawings for the windows. (2018 IECC Table R402.1.2).
6. Sheet 3 and 4 Floor Plans- Provide a natural light and vent information for all occupied rooms. A minimum of 4% is required for ventilation and a minimum of 8% is required for natural light. (2018 IBC Section 1202.5.1 and Section
1204.2).
7. Sheet 4 Floor Plan- Indicate on the Window Schedule that the window type 1 that is installed in the bedrooms will meet all the requirements of an emergency egress window. (2018 IBC Section 1030).
8. Sheet 5 Framing Plan- The plan note 9 indicates that the wall separating the units is a one hour rated wall however no rated wall section was provided. 2018 IBC Section 420.2 indicates walls separating dwelling units in the same building shall be constructed as fire partitions in accordance with Section 708. Revise the notes on the drawings and provide a
UL or similar rated wall section. (2018 IBC Section 420.2).
9. Sheet 5 Framing Plan- Show a rated wall partition in accordance with 2018 IBC Section 708 that will meet the requirements of continuity from the foundation slab to the roof deck. (2018 IBC 708.4).
10. Sheet 5 Framing Plan- The plan note 9 indicates that the wall separating the units is a one hour rated wall however no information on a floor rating was found. 2018 IBC Section 420.3 indicates floor assemblies separating dwelling units in
the same building shall be constructed as horizontal assemblies in accordance with Section 711. Provide additional notes as needed and provide a UL or similar floor rated detail on the drawing. (2018 IBC Section 420.3).
11. Sheet 5 Framing Plan- Note on the plans that fire blocking and draft stopping will be provided in accordance with 2018 IBC Section 708.4.2.
12. Sheet 5 Framing Plan- Indicate the location of the roof vents and indicate the number and size of vents required to provide net free venting of not less than 1/150 of the area. (2018 IBC Section 1202.2.1).
13. Sheet 5 Framing Plan- Indicate the location of the attic access opening on the drawing and provide details for its fire rated design if applicable. An opening not less than 20 “x30” shall be provided to any attic having a clear height of
over 30”. (2018 IBC Section 1208.2).
14. Sheet 8 Sections- Provide dimensions on the cross sections through the building indication the floor to ceiling heights and the overall height of the building.
15. Sheet 14 Spec Notes- Remove all references to the International Residential Code and indicate work will be in
accordance with the International Building Code. Update all references as needed. IRC is only applicable to one and two family dwellings, whereas the IBC occupancy R-2 is for apartment buildings. (2018 IBC Section 310.3).
16. Sheet 14 Spec Notes- Note on the drawings that a permanent certificate shall be completed by the builder or other approved party and posted on a wall in the space where the furnace is located, a utility room or an approved location
inside the building. The certificate shall indicate the predominant R-values of insulation installed in or on ceilings, roofs, walls, foundation components such as slabs, basement walls, crawl space walls and floors and ducts outside
conditioned spaces; U-factors of fenestration and the solar heat gain coefficient (SHGC) of fenestration, and the results from any required duct system and building envelope air leakage testing performed on the building. (2018 IECC R401.3).
17. Sheet 14 Spec Notes- Note on the drawings that the building shall be tested for air leakage in accordance with 2018 IECC R402.4.1.2 and a written report shall be provided to the code official.
