Please provide a complete set of plans In accordance with SECTION 107 of the 2018 IBC and the PDSD Building Plan Requirements, a complete set of fully dimensioned plans demonstrating the full scope of work shall be provided. All plans must be sealed and signed by an Architect or Engineer registered in the State of Arizona. Note. The term ‘building plans’ may refer to structural, electrical, plumbing, or any other trade regulated by the associated suite of codes adopted by the City of Tucson. Please review and follow the Commercial Submittal Requirements before resubmitting.

2. Please submit construction drawings for this project sealed and signed by an Architect or Engineer registered in the State of Arizona. IBC 107.1
3. Please provide cover sheets: General Project information including address, location map and square footage. A complete Code Analysis should also be present detailing the type of construction, occupancy classification(s), occupancy loads, exiting requirements, fire sprinklers and fire alarms. The cover sheet must include a legend of symbols and abbreviations used throughout the plan set. IBC 107.2.1
4. Please provide a fully dimensioned site plan (not an aerial photograph) shall show project address including suite numbers and legal description. All easements with dimensions, lot area, north arrow, and scale. Location of all property lines, structure to property line setback dimensions (existing and proposed), proposed and existing utility meters, public sewer connections, sump pumps, back flow devices, and fire hydrant locations. Please provide street names for all adjacent streets, a fully dimensioned parking plan including tabulation of existing, proposed and required parking spaces. Locations of all buildings/structures on adjacent property within 10 feet of property line, including location and dimensions of all walkways and driveways related to ADA considerations. Submitted plans must be in compliance with the approved entitlements for the project and any conditions of approval and be sealed and signed by an Architect or Engineer registered in the State of Arizona. IBC 107.1

1. Per Tucson Unified Development Code (UDC) 3.3.3.G.2.c, a development package is required for existing non-residential development proposing building or structure additions.

The required development package shall meet the Checklist for Minor Development Changes to Existing Commercial/Industrial Sites: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/permits/minor_changes_to_commercial_industrial_sites_.pdf. Refer to completed DP15-0027 for an example development package on the site: https://pro.tucsonaz.gov/permitdetails/DP15-0027/.

The development package is a separate submittal and shall be applied for through the Tucson Development Center Online under application type “Development Package.” Zoning cannot approve TC-COM-0724-01353 until the associated development package has been approved by all reviewers.
