Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed. Please contact me if you have any questions about the below comments. I can be reached at email mark.masek@tucsonaz.gov 1. The submitted construction drawings were for Permit # T17CM02892 , under the 2012 I-codes and the registrant’s seal is dated 8/8/2017 and is no longer valid and cannot be used for this Request for Change of Use from Food Service (restaurant) to Alcoholic Beverage Service use (bar) IBC 107.2.1 Please submit a new set of construction drawings for this project. 2. Please provide the following information for this A-2 conversion from restaurant to bar. IBC 107.2.1 A. A code analysis identifying the proposed use as a change of occupancy under the IEBC. B. Existing and proposed occupant load calculations. C. A life safety plan demonstrating compliance with the current IBC for: D. Means of egress. E. Plumbing fixture counts. F. Accessibility. G. Fire protection systems. H. Structural verification where occupant loads or live loads increase. Although both occupancies are Group A-2, the conversion from a restaurant to a bar often results in a substantially higher occupant load and different life-safety requirements. This is one of the more significant "same-group" occupancy changes because the code implications can be extensive despite the occupancy classification remaining A-2. 3. Please submit construction drawings designed to the applicable, currently adopted codes IBC 107.2.1 2024 International Building Code (IBC) 2024 International Existing Building Code (IEBC) 2017 ICC A117.1 Accessibility Code (by reference) 2024 International Mechanical Code (IMC) 2024 International Plumbing Code (IPC) 2023 National Electrical Code (NEC) 2024 International Fire Code (IFC) 2024 International Fuel Gas (IFGC) 2018 International Energy Conservation Code (IECC) City of Tucson/Pima County Outdoor Lighting Code Local Amendments to Above Codes ( www.tucsonaz.gov/pdsd/building-codes ) 4. Please provide a copy of the construction contract or detailed estimates to verify the project valuation. If additional information is not provided, the permit fees will be assessed based on the calculated valuation in accordance with IBC 109.3 and the adopted fee schedule. Please contact me if you have any questions about the above comments.
