1. Sheet S3.0 – Keynote 2 & 3: Please provide a referenced typical structural detail for the support and suspension of the kitchen hoods from the engineered wood I-joists. As well as providing details for all other mechanical equipment on the roof. The detail shall identify all framing members, hangers, connectors, fasteners, and their sizes, spacing, and attachment methods. Provide engineering demonstrating that the concentrated and suspended loads are adequately transferred to the structural framing in accordance with the I-joist manufacturer's requirements. IBC 107.2.7
2. Sheet A301: Please revise the construction documents to provide complete, referenced wall and roof assembly sections with referenced call outs. Additionally, please include detail sections for all applicable wall sections and roof assemblies showing the required construction components, including but not limited to:
• Structural framing and connections
• Interior and exterior finishes
• Insulation and air/water-resistive barrier assemblies
• Flashing and weatherproofing details
• Material specifications and thicknesses
• Required clearances (including weep screed and foundation clearances, where applicable)
• Attachment methods and fastening schedules
• Interface details at roofs, openings, parapets, and other transitions
The construction documents shall contain sufficient detail to clearly demonstrate code compliance and provide adequate information for plan review and construction. IBC 107.2.1
Sheet A602: Please provide the applicable ICC Evaluation Service Report (ICC-ESR), or equivalent evaluation report, for the proposed stucco system and the air/water-resistive barrier. IBC 107.2.1
Additionally, revise the Special Inspections schedule to include inspections for the EIFS and liquid-applied air/water-resistive barrier systems, where required by the applicable ICC-ESR or equivalent evaluation report or IBC 1705.17 & 1705.17.1

COMMENTS:

1. The Sewer and Vent Riser Diagram does not appear to be consistent with the Water and Sewer Plumbing Plan on Sheet P101. On Sheet P101, a 4-inch building sewer with a ground cleanout (GCO) continues through the building, with the discharge from the grease interceptor connecting downstream. However, the riser diagram shows the 4 inch line at the GCO serving FD1, FS2, and fixtures K33, K35, and K36 through the grease interceptor. Please clarify and revise the plans as necessary so the riser diagram and plumbing plan are consistent. Reference: Section 107.2.1, IBC 2024.
