Sheet G004: Please size the required egress based on an occupant load factor of 5 square feet per person, which represents the maximum potential occupant load for the assembly area. Designing the egress system for this occupant load will ensure compliance if the space is used at its maximum capacity, trigger the required panic hardware provisions, and provide a safer means of egress for building occupants. IBC 302.1 2. Please identify the type of keycard access control system to be installed at each controlled door, including whether the locking system is fail-safe or fail-secure, and provide details demonstrating compliance with the required free-egress provisions. Include all associated hardware, sensors, manual release devices, fire alarm interface, and emergency power operation, as applicable. (2024 IBC): Please treat this as a typical comment applicable to all controlled access doors throughout the project. Sheet 302: Please revise the construction documents to provide complete, referenced wall and roof assembly sections with referenced call outs. Additionally, please include detail sections for all applicable wall sections and roof assemblies showing the required construction components, including but not limited to: • Structural framing and connections • Interior and exterior finishes • Insulation and air/water-resistive barrier assemblies • Flashing and weatherproofing details • Material specifications and thicknesses • Required clearances (including weep screed and foundation clearances, where applicable) • Attachment methods and fastening schedules • Interface details at roofs, openings, parapets, and other transitions The construction documents shall contain sufficient detail to clearly demonstrate code compliance and provide adequate information for plan review and construction. IBC 107.2.1 4. Please revise the construction documents to provide fully referenced exterior elevation drawings. The elevations shall clearly identify and reference all applicable wall section and detail callouts necessary to depict the proposed construction, including exterior finishes, wall assemblies, roof intersections, flashing, openings, parapets, trim, and other architectural features. Provide sufficient dimensions, material designations, elevations, and construction details to clearly demonstrate code compliance and facilitate plan review. For example, provide the type and ICC ESR # and report for the one coat stucco system. IBC107.2.1 – Information on Construction Documents. Construction documents shall provide sufficient clarity and detail to indicate the location, nature, and extent of the proposed work and demonstrate compliance with the provisions of the code. 5. Please revise the plans to include for each fire-resistance-rated wall assembly shown on the construction drawings, please provide the corresponding listed assembly detail (cut sheet) on the plans. The detail shall include, at a minimum: • The listing designation (e.g., UL, GA, Intertek/WHX, or other approved listing). • A drawing or cross-section of the assembly showing the required construction. • A list of all required components, including framing, gypsum board, insulation, fasteners, joint treatment, and any other materials required by the tested assembly. • The required hourly fire-resistance rating. • Any applicable limitations, continuity requirements, and installation requirements necessary to maintain the fire-resistance rating. This information is necessary because many tested fire-resistance-rated assemblies require specific proprietary materials and installation methods that cannot be verified from a generic wall section alone. Substituting materials or omitting required components may invalidate the fire-resistance rating of the assembly. 6. Please amend the plans to show that all through-penetrations, membrane penetrations and joints of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide detail drawings on the plans identifying the specific UL-listed (or equivalent) firestopping systems for pipe, conduit, and duct penetrations through rated walls, floors, and ceilings (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable). IBC Sections 714 & 715. Please provide the corresponding listed assembly detail (cut sheet) on the plans. 7. Please amend the structural calculations (Page 4) Roof Framing-Club House drawing to show the maximum weight of the rooftop unit. IBC 107.2.1 9. Footings- Please review and revise the structural calculations (Sheet 19-Foundations Club House and Sheets 24,25 – Foundation calculations) and/or the construction drawings (Sheet S202 – Clubhouse Foundation Plan and Footing (F) Schedule), as necessary, to ensure both documents are consistent and contain the same structural design information for Footings F2 & F3. Discrepancies between the calculations and the construction drawings must be resolved prior to permit approval. IBC 2024 Sections 107.2.1 and 1603.1. 10. Please review and revise the structural calculations (Page 4- Clubhouse Roof Framing) and/or the construction drawings (Sheet S202 – Clubhouse Roof Framming Plan), as necessary, to ensure both documents are consistent and contain the same structural design information. Discrepancies between the calculations and the construction drawings must be resolved prior to permit approval. IBC 2024 Sections 107.2.1 and 1603.1. 11. Please review and revise the structural calculations and construction drawings to ensure they are coordinated. The beam schedule on the construction drawings (Sheet S202), identifies Beams B1, B2, and B3; however, the structural calculations include only B1 and B2 (Pages 9,10,11,12). In addition, the B1 beam shown in the structural calculations does not appear to match the size identified in the beam schedule on the construction drawings, and no structural calculations appear to have been provided for B3. Revise the structural calculations and/or construction drawings as necessary so that all beam designations, sizes, and corresponding calculations are consistent and complete. Please treat this as a typical note and verify that all structural members identified on the construction drawings are consistent with the structural calculations. Provide all breaker AIC ratings, not just the available fault current at the equipment, to ensure compliance with NEC 110.9 & NEC 240.86. 16.
