Show locations of each smoke alarm, R310 [NFPA 72]. Notate that all smoke alarms must be interconnected with a power source from the building wiring and be equipped with battery backup. 4. Show the location of a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R311 [NFPA 72]. 5. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.2 [NEC 210.52(A)(2). This may require a floor mounted receptacle outlet within 18” of the window wall, R3901.2.3 [NEC 210.52(A)(3)]. Multiple wall spaces in the bathroom, kitchen and living area are missing required receptacles. 6. Provide GFCI protection for the Electric Range, NEC 210.8(A)(6) & 210.8(D)(8)-(10). 7. Show a GFCI E3902.13 [NEC 210.8(E)] receptacle outlet on the same level within 25’ of exterior HVAC equipment, E3901.12 [NEC 210.63]. 8. Provide GFCI protection for the WH outlet per NEC 210.8(F). 9. Provide an exterior outlet at grade level located at both the front and back of the dwelling, E3901.7. These outlets require GFCI protection, E3902.3 [NEC 210.8(A)]. |

(1st Review) TRANSMITTAL DATE: 7/15/26 This site is located in the R-2 zone (UDC 4.7.9). Multifamily Development is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .8, & .9. Resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. 01. COMMENT: Per UDC Table 6.3-2.A, the R-2 zone allows 15 units per acre. Parcel 140-23-084A’s lot size is 12,430 sq ft, which only allows up to 4 units. The proposed project (Apartment E) is not permitted. Zoning also calculated density for the entire site, which includes Parcels 140-23-084A, 140-23-085B, and 140-23-085A (due to shared access and parking). The total site is 37,290 sq ft, which would allow up to 12 units. It appears that the site already has 12 units (4 on each Parcel), and an additional unit is not permitted.
