As a result, this review is necessarily limited to high-level comments and is not a comprehensive code compliance review. Please submit complete construction drawings, including structural design calculations and structural construction drawings, prepared, signed, and sealed by Arizona-registered design professionals with the next submittal. References: 2024 IBC Section 107.1; Arizona Revised Statutes § 32-125; Arizona Board of Technical Registration Rules R4-30-304. 2. The main areas of concern would be the required mixed use and occupancy separation. IBC Section 508, The identification of the imaginary fire separation distance line and the fire separation distances. IBC 705.3 The fire resistive ratings for exterior walls IBC Table 705.5, The maximum area of exterior wall openings based on fire separation distance and degree of opening protection. Table 705.9. and the protection of those openings IBC 705.9.2 and Table 716.1 Since this is a preliminary review, per my conversation with the designer, it is likely multiple comments will arise with the next submittal. Grounding electrode system and grounding electrode conductor. Required. 4. Provide appropriate grounding and bonding of all metal structures, per all relevant sections of NEC 250 (example sections 250.4(A), 250.20, 250,32, 250.104). 5. Provide for local disconnecting means at the structure for the canopy lighting as required per NEC art 225.31-32. 250.31(A) Grounding electrode system and grounding electrode conductor. Required. 250.31(B) equipment grounding conductor, grounding bonding equipment and structural metal. Sized accordance with 250.122. 250.32(D), disconnecting means located in separate building or structure. See also 225.31(B) exception No. 1. Outdoor Lighting Review TC-COM-0626-00962 (747 S 6TH AV TUCSON, AZ 85701) 1. Show lighting fixtures as full cutoff per the Outdoor Lighting Code definition of fully cutoff, and with a maximum color temperature of 3500K. OLC 402.1. 2. Show all new outdoor lighting fixtures being added. See also OLC 102.4.2. If you wish to claim any exemptions, you must call them out. Otherwise provide complete lumen calculations for the new lighting fixtures being added. |

PRE-APPLICATION MEETING: It is highly recommended that all Full Historic Reviews go through a pre-application meeting with Historic Preservation staff prior to submittal. To request a pre-application meeting, email your assigned Historic Preservation planner. APPLICATION REQUIREMENTS: Historic Review requires a supplemental application called a Design Package. Please see the Historic & Special Districts Application Instructions for more information about submittal requirements: https://www.tucsonaz.gov/files/sharedassets/public/v/1/pdsd/documents/special_districts_application_instructions_3.3.2025.pdf. As part of your Design Package, please include the following: (1) Project description/narrative (UDC 5.8.9), (2) site plan showing existing and proposed, floor plan showing existing and proposed, elevations showing existing and proposed, (3) roof plan showing existing and proposed,(4) window and door schedule, window sections, (5) photographs of existing conditions, (6) Development Zone map as described in instructions along with precedent photographs, (7) Arizona Historic Property Inventory Form for the property, and (8) Renderings recommended. All materials required as part of your Design Package should be combined into a single PDF. SUBMIT DESIGN PACKAGE IN HISTORIC SUB-RECORD: Submit your Design Package as a single PDF by uploading it to the Special District Sub-Record linked to your account: SD-0726-00105. NEXT STEPS IN REVIEW PROCESS: Your Design Package will be reviewed by staff. Once the package is deemed complete and fees are paid, staff will schedule a Full Review with the Armory Park Historic Zone Advisory Board (APHZAB). Following review by the APHZAB, a Full Review will also be scheduled with the Tucson-Pima County Historical Commission, Plans Review Subcommittee. **To expedite your review, please notify your assigned Historic Preservation Planner via email once fees are paid.** Following board and commission review, comments will be forwarded to the PDSD Director, who makes a final decision.
