A set of drawings must be submitted in order for a Certificate of Occupancy to be issued. The city hears your point of view and therefore, we will require an As-Built set of drawings but still require the following to be included. All of the following will be necessary in order to review/approve your application. Some of these information will be required into generating the information that will go into the Certificate of Occupancy document. I will do my best to simplify it as much as possible. 1. Please provide a code analysis per IBC 107 which will include: a. Code Year / Type (Building, Electrical, Fire, Mechanical, Plumbing, Energy, Existing Building, Accessibility, Outdoor Lighting Code, Local Amendments, etc.) b. The following are the codes that this jurisdiction adopted that are available on the city website (please select the applicable codes for your project and enumerate them onto your first sheet): i. 2018 International Energy Conservation Code (effective until 6/30/26) ii. 2024 International Building Code (effective 1/1/26) iii. 2024 International Existing Building Code (effective 1/1/26) iv. 2024 International Fuel Gas Code (effective 1/1/26) v. 2024 International Mechanical Code (effective 1/1/26) vi. 2024 International Plumbing Code (effective 1/1/26) vii. 2023 National Electric Code (effective 1/1/26) viii. 2024 International Fire Code ix. At the point of exit, enter the required width, the provided width, the distance traveled and the number of occupants exiting. i. Required Plumbing Fixtures (Provide calculations for the number of water closets, urinals, lavatories, drinking fountains, and service sinks) IBC 2902 & Table 2902.1 j. Show the current design occupant load analysis to provide the number of people who will be occupying the establishment per IBC Table 1004. IBC 107.2.7. Show the current design occupant load analysis to specify the individual building area of each room or space that is shown on the plan. For the purpose of occupant load calculation, the actual use of the space shall be utilized. Further, enter the name of the space, area square footage, clarify the design occupant load (gross or net s.f. per person used) and the number of occupants for each room or space on the plan, in accordance with the requirements of IBC Table 1004. IBC 107.2.7 2. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers. The tops of dining surfaces and work surfaces 902.4: shall be 28 inches min and 34 inches max above the floor. Parallel approach 904.3.2: the public use side of the counter surface 36 inches in length minimum. Forward approach 904.3.3: the public use side of the counter surface 30 inches minimum in length. Knee clearance 306.3: between 9 inches and 27 inches above the floor. Maximum depth 306.3.2: extend 25 inches maximum under an element at 9 inches above the floor. Minimum depth 06.3.3: Where clear floor space complying with Section 305, the knee clearance shall be 11 inches minimum in depth at 9 inches above the floor, and 8 inches minimum in depth at 27 inches above the floor. 3. Per the State of Arizona Board of Technical Registration Arizona Administrative Code R4-30-303 and R4-30-304 before sealing any work, Registrant shall secure and use a seal for a branch in which registration has been granted. A permanently legible imprint of the registrant’s seal, signature, date signed shall appear on all drawings generated and must bear the branch phrase applicable to the registrant such as Architectural/Structural/Civil/Electrical/Fire Protection/Mechanical/Land Surveyor, etc. 4. This is a commercial project, requiring all documents to be prepared, sealed, signed, and dated by a registered design professional. Provide complete electrical plans, design, and calculations, sealed by an Arizona Registrant.
