Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed.

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Swimming Pool and Spa Code, 2024 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

COMMENTS:
1. Please provide a full site plan that shows the location of all buildings on site, the property lines and dimensions from the spa to all property lines and existing buildings that surround it.
2. Plan set references Pima County and Pima County’s regulations, not City of Tucson’s. Please update your plan set accordingly.
3. All plans need to be stamped by AMTECH, commercial plans require more than just standard engineering and letter from Engineering Companies.
4. Missing full plumbing and electrical plans.
5. Show how the Time Clock/Spa Timer/Emergency Shut Off are attached to the fence by means of construction detail.
6. Show the dimension on the gate and gate swing exiting the spa area.
7. Include a construction detail of the fencing to show how it meets code compliance and how the .
8. Shepard’s hook/life ring must be within the enclosure of the spa
9. Show the location of the closest restrooms, both men’s and women’s.
10. Separate permit for the gas and electrical run is required prior to the issuance of this permit
11. Separate permit for the fence is required prior to the final on this permit.




Please upload your revised plans to TDC-Online with a revision letter outlining what has been revised on the doc set.

Resubmittals will not be accepted without the revision letter that answers all of the above comments.

1. The proposed new semipublic pool/spa constitutes minor site work requiring site plan review. Per the City's adopted process, this scope of work may be reviewed for site compliance within the existing building permit in lieu of a Development Package submission. Submit an overall site plan within the complete plan set file for review and approval by Site Engineering & Zoning that includes:
a. Property boundaries with dimensions, all existing structures and site improvements, and all proposed work with applicable dimensions and setbacks.
b. The location of the proposed pool/spa on the site, including its dimensions, distance to property lines, and distance to existing structures.
c. All ancillary site improvements associated with the pool/spa, such as fencing/barriers, equipment areas, decking, and accessible routes.
