1. General Comment 1.For clarity, and per 2024 IBC Section 1705, please list the required special inspections on the cover of the drawings and provide any associated jurisdictional special inspection certifications with the next round of submittals. 2.Per 2024 IBC Section 903.2.8 an automatic sprinkler system shall be provided throughout all buildings with a Group R fire area. (Building 6) As such, please provide additional notes on the cover verifying the fire sprinklers and alarms for this project will be provided as a deferred submittal/separate permit. 3.To demonstrate compliance with 2014 IBC Section 107.3.4.1 please list the required deferred submittals for this project on the cover of the drawings. Further, please make sure the following language is transposed to the plans: a.The registered design professional in responsible charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building. 4.Please list the 2024 IEBC (International Existing Building Code) as an applicable code for this project. 5.Currently, building 2 is noted within the code analysis as being a “Future” building. This is acceptable, however, to prevent any confusion for field personnel, please amend the plan references to state building 2 will be, “Provided under a separate permit.” 6.Per 2024 IEBC Section 104.3.3 please provide existing building evaluations determining if each repaired/altered existing structure falls under a change of occupancy, level 1 alteration, level 2 alteration, or a level 3 alteration. (A change of Occupancy requires almost full adherence to the most recent adopted code requirements. Please see 2024 IEBC Chapter 10.) Please also provide any additional code updates that may be required based upon the level of alteration for each building. (Please be aware that further comments may ensue once the above referenced information is received.) 7.In reviewing the site plan, it appears that existing buildings 5 and 6 are connected to each other by way of exterior stairs. As such, per 2024 IBC Section 506 please either verify they are separated by a 2-hour rated fire wall or amend the allowable area calculations to considered Buildings 5 and 6 one structure. (It appears that the combined areas will not exceed the square footage limits provided in 2024 IBC Table 506.2.) 8.For clarity, and per 2024 IBC Section 107.2.1, please provide demolition plans for the existing buildings undergoing alterations. (Please be aware that further comments may ensue once the above referenced information is received.) 9.For clarity, and per 2024 IBC Section 107.2.1 please provide typical cross-sections for the new and altered structures. (Please make sure to include the ceiling heights, insulation envelope barrier, and any required draft stopping.) 10.To determine compliance with 2024 IECC Section C303 please provide additional plan notes, graphics, or documentation verifying the new and altered portions of the buildings will be insulated to the parameters of the above referenced section, and the building envelope will completely encapsulate the conditioned spaces. (A Comm Check is acceptable.) Further, per 2024 IECC Section C501.2 spaces undergoing a change of occupancy are required to be brought up to current energy code standards. Please clarify and coordinate. (Further comment may be made once the above referenced information is received.)
2. Sheet C100 1.Per 2024 IBC Section 1104.1 please graphically show the required egress route from the public way to the site arrival points. (Building entrances.) 2.To determine the applicable requirements of 2024 IBC Section 1004, please list the main occupancy for each structure reflected on the site plan. 3.To determine compliance with 2024 IBC Table 602 please provide distance measurements between the various existing and new structures that are shown on the site plan. (If any new structures are less than 20 ft. apart, they are required to be considered one structure and subject to the allowable area requirements of 2024 IBC Section 505.) 4.As it appears the required restrooms for the various Mercantile Suites will be located within Building 5, per 2024 IBC Section 2902.3.3 please provide additional plan notes/graphics verifying the restrooms will be located along an ADA accessible path and within 500 ft. of each structure/space that requires plumbing fixtures. 5.To demonstrate compliance with 2024 IBC Section 1106.2 please provide an ADA parking calculation verifying the appropriate number of ADA stall spaces will be provided for the new and existing buildings. Further, per 2024 IBC Section 1106.6, please verify that one out of every six required ADA stalls will be van accessible.
3. 1.When calculating maximum exit travel distances, 2024 IBC Section 1017.3 requires the distances to be measured along a natural and unobstructed path. Currently, travel distances are shown as diagonal lines that are most likely not accurate due to equipment, furniture, and various other building elements being placed in the way. As such, to account for the obstacles, please amend the travel distance measurements to only show 90-degree turns. 2.Currently, it appears that the existing stairs to the 2nd story level at Building 6 are not within a fire-rated enclosure. As such, per 2024 IBC Section 1017.3.1 please provide a maximum exit travel distance from the most remote point of the 2nd level to the exit discharge. (The riser and tread distance is also required to be included in the measurement.) 3.To determine the applicable requirements of 2024 IBC Section 1004 please provide the intended use of each space designated within the egress plans. (Please be aware that further comments may ensue once the above information is received as currently, large portions of the altered structures do not have identified uses.) 4.Per 2024 IBC Section 420 Residential Occupancies are required to be separated from other occupancies by a combination of separation walls, horizontal assemblies, and automatic fire sprinklers. Currently, the drawings make no reference to the applicable requirements, and the 2nd story residential unit separation walls do not appear to be fire-rated. Please coordinate. (Further comments may be made once the referenced information is received.) 5.Per 2024 IBC Section 1108.6.2.2.1 a minimum of 1 apartment unit is required to be considered a Type A unit. (Fully accessible.) As such, please amend the unit drawings to reflect the applicable requirements of 2009 ICC A117.1 Section 1003 and provide an accessible means of egress to the 2nd story level. Further, per 2024 IBC Section 1108.6.2 all new apartment units are required to be Type B units and conform to the applicable requirements of 2009 ICC A117.1 Section 1004. (Additional comments may be made once the referenced information is received.)
4. 1.Various doors throughout the drawings do not appear to be provided with appropriate maneuvering clearances per 2009 ICC A117.1 Section 404.2.3. Please coordinate with additional notes/graphics.
5. 1.To determine the applicable requirements of 2024 IBC Sections 1011 and 1014 please provide the width, railing height, and riser/tread depths of the existing stairs to the 2nd level residential units.
6. 1.To determine compliance with the applicable requirements of 2024 IBC Sections 1004 and 1005 please provide an exciting and life safety plan for the new Ramada area. Please also make sure to include the maximum occupancy of the space per the above-mentioned sections. 2.Per 2024 IBC Section 1109.2.9.1 a minimum of 5 percent of all provided seating and table surfaces shall be accessible. As such, please graphically represent this requirement within the Ramada Life Safety plans.
7. 1.Per 2024 IBC Section 718.4 please provide additional plan content verifying draft-stopping will be provided to compartmentalize the attic spaces into areas no more than 3,000 square feet. Further, per 2024 IBC Section 718.4.1 please identify the materials and access doors that will be used to construct the draft-stopping systems. (Further comments may be made once the above-mentioned information is received.) 2.To determine compliance with the applicable requirements of 2024 IBC Section 420 please provide a listed horizontal assembly for the unit floor separation for the residential units. Further, per 2024 IBC Section 714 please verify all through and membrane ceiling penetrations will be compliant with the referenced section. 3.Per 2024 IBC Section 1209.2 attic spaces with a head height more than 30 inches are required to be equipped with access. Currently, several attics appear to meet this requirement, and access points have not been provided. Please clarify and coordinate.
8. 1.Roof ventilation is required for all new roofing systems per 2024 IBC Section 1202.2.1. As such, per the above referenced section, please provide roof ventilation calculations and vent locations with the next round of submittals. (Further comments may be made once the above referenced information is received.) 2.Roofing plans have not been provided for Buildings 4,5, and 6; please clarify as the structural drawings reflect all buildings are receiving some level of roof work. Further, please clearly specify which roofing materials are new, and which ones remain in place per 2024 IBC Section 107.2.1.
9. 1.To demonstrate compliance with 2024 IBC Section 1503.1 please identify all intended roofing material and provide the associated ESR number to verify compliance. (If final products have not been selected, please provide a note requiring all roofing material to be accompanied by an approved ESR or similar testing agency.) 2.To demonstrate compliance with 2024 IBC Section please identify all intended wall covering material and provide the associate ESR number to verify compliance. (If final products have not been selected, please provide a note requiring all wall coverings to be accompanied by an approved ESR or similar testing agency.) 3.Per 2024 IBC Section 2406 please identify the windows that require safety glazing within the elevations. (Identification with a T or * is acceptable.) 4.To demonstrate compliance with 2024 IBC Section 1015 please provide height measurements for the existing and new guardrails shown within the elevation. 5.Per 2024 IMC Section 306.5 pieces of equipment located on roofs higher than 16 ft. in height are required to be equipped with permanent access. Currently, building 7 appears to meet this requirement and permanent access to the roof has not been identified. Please coordinate.
10. 1.To demonstrate compliance with 2024 IBC Section 1208.2 please provide a minimum head height form the Ramada building.
11. 1.Please provide Type A unit details for the required ADA accessible unit located in Building 6 to demonstrate compliance with 2009 ICC A117.1 Section 1003.
12. 1.For clarity, and per 2024 IBC Section 107.2.1, please provide a detail for new to existing roof construction. Currently, this condition applies to several building areas, and a detail could not be found within the submitted set. 2.The GSN sheet reflects that concrete more than 2,500 p.s.i is being utilized for this project. As such, per 2024 IBC Section 1705 please include concrete installation as requiring a special inspection discipline. 3.Currently, base plate calculations were not found for the various column connections highlighted within the plan. Please coordinate per 2024 IBC Sections 1604, 1605, and 1607. 4.The structural calculations provided only appear to provide lateral analysis for Buildings One and the Ramada. Please clarify and coordinate per 2024 IBC Section 1604 as Buildings 4 and 7 appear to also require lateral analysis based upon scope. 5.To aid field personnel, and per 2024 IBC Section 1209.2 please graphically show the attic access points within the framing plan.
13. 1.Per 2024 IBC Section 1907.4 please amend the structural slab notes to include a 6-mil vapor barrier.
