Please amend the plans to show compliance for the single-story, Type B units with 2017 ICC A117.1, 1104 Demonstrate, note or otherwise indicate compliance with, but not limited to, the following requirements . A. 1104.1.1. Clear floor space. For Type B units, clear floor spaces shall be 48 inches minimum in length and 30 inches minimum in width. B. 1104.5.2.1 Clear width. Doorways shall have a clear opening of 313/4 inches minimum. C. 1104.5.2.2 Thresholds. Thresholds shall comply with Section 303. D. 1104.9 Operable parts. Lighting controls, electrical switches and receptacle outlets, environmental controls, electrical panelboards, and user controls for security or intercom systems shall comply with Sections 309.3 and 1104.1.1 E. 1104.10 Laundry equipment. A clear floor space shall be provided for each washing machine and clothes dryer. A parallel approach shall be provided for a top loading machine. A forward or parallel approach shall be provided for a front-loading machine F. 1104.11.1 Grab bar and shower seat reinforcement. Reinforcement shall be provided for the future installation of grab bars and shower seats at water closets, bathtubs, and shower compartments. Where walls are located to permit the installation of grab bars and seats complying with Section 604.5 at water closets; grab bars complying with Section 607.4 at bathtubs; and for grab bars and shower seats complying with Sections, 608.3, 608.2.1.3, 608.2.2.3 and 608.2.3.2 at shower compartments; reinforcement shall be provided for the future installation of grab bars and seats complying with those requirements. G. 1104.11.3 Toilet and bathing areas. H. 1104.11.3.1.1 Lavatory I. 1104.11.3.1.2 Water closet J. Please show the clear floor space and the approach, forward or parallel at each Kitchen appliance IBC 107.2.1 & 2017 ICC A117.1 Section 1104.1 3. Sheet A0.0: Please revise the Project information to add a 1-hour vertical and horizontal separation as required per IBC 420.1, 430.2 & 420.3 A. Please show the required Vertical (IBC 708) and Horizontal (IBC 711) separation in the section and plan view drawings. IBC 420.1, 420.2 & 420.3 B. Please amend the plans to identify the approved, listed fire-resistance-rated assembly details for all fire-resistance-rated walls, floors, and ceilings. Provide the applicable listing numbers (e.g., UL, GA, or equivalent) and corresponding assembly details directly on the construction documents. Per 2024 IBC Sections 107.2.1 and 703.3. C. Print the full assembly graphic and description (the "listing") directly on the plans (typically on the Partition Type sheet or G-series sheets). 4. Please amend the plans to show that all through-penetrations, membrane penetrations and joints of fire-resistance-rated assemblies are protected with approved firestopping systems. Provide detail drawings on the plans identifying the specific UL-listed (or equivalent) firestopping systems for pipe, conduit, and duct penetrations through rated walls, floors, and ceilings (e.g., putty pads, firestop sealants, collars, or sleeves, as applicable). IBC Sections 714 & 715 5. Please revise the construction documents to provide a complete building section through each cantilevered balcony. The section shall clearly identify and reference all components of the weather-exposed balcony assembly, including the structural framing, waterproofing system, drainage provisions, and finish materials. A. The plans shall demonstrate that the structural framing supporting the balcony is protected by an impervious moisture barrier system in accordance with the 2024 IBC. Provide sufficient details to show the complete continuity of the moisture protection system, including, but not limited to: • Waterproofing membrane and its location. • Flashing, terminations, and transitions. • Slope of the balcony surface for drainage. • Moisture barrier continuity at wall intersections and penetrations. • Drip edges, scuppers, drains, or other drainage components, as applicable. • Weather-exposed finish materials and their attachment methods. • Structural framing and all framing members protected by the moisture barrier. In accordance with IBC Section 107.2.5, the construction documents shall include complete details for all elements of the impervious moisture barrier system, including the manufacturer's installation instructions and product specifications demonstrating compliance with the code. Additionally: B. Positive Drainage (IBC Section 2304.12.2.4): Provide details demonstrating that the impervious moisture barrier system protects the structural wood framing and provides positive drainage for any moisture that penetrates the moisture-permeable walking surface (such as concrete or other floor toppings). Indicate the drainage path and method by which water is directed to the exterior of the assembly. C. Cross Ventilation of Enclosed Balcony Spaces (IBC Section 2304.12.2.5): Where enclosed spaces are created within exterior balconies or elevated walkways exposed to weather, provide details demonstrating compliance with the required cross ventilation. Ventilation openings shall provide a net free area of not less than 1/150 of the area of each separate enclosed space. Clearly indicate the location, size, and net free ventilation area of all required openings on the plans. 6. Please provide structural design calculations, construction details, and installation drawings for all required guards and their attachment to the supporting structure. The submitted documents shall demonstrate that the guard system, including all posts, rails, anchors, fasteners, and supporting framing, is designed to safely resist the code-required loads. Provide details demonstrating compliance with the following: • Uniform Load: Guards shall be designed to resist a linear load of 50 pounds per linear foot (plf) applied in any direction at the top of the guard. • Concentrated Load: Guards shall also be designed to resist a single concentrated load of 200 pounds applied in any direction at the top of the guard. • The construction documents shall clearly identify: • Guard height and configuration. • Connection details, including anchors, bolts, screws, welds, or other fastening methods. • Size, spacing, and embedment of all fasteners and anchors. • Supporting framing and load path to the primary structure. • Manufacturer's installation instructions and evaluation reports for proprietary guard systems and anchorage products, where applicable. 7. Provide structural calculations prepared by the registered design professional demonstrating that the guard assembly and its connections comply with the required loading criteria. IBC 1607.1, 1607.1.1 & 107.2.3 8. Wall Assembly Details Required Please revise the construction documents to provide complete architectural wall assembly sections for each wall type used on the project. The details shall clearly illustrate the complete wall construction from the foundation to the roof and identify all materials, components, and connections. • Provide enlarged wall sections and details with labeled callouts for, at a minimum: • Wall framing and structural components. • Exterior wall covering and cladding. • Weather-resistive barrier (WRB). • Flashing at all required locations, including windows, doors, roof intersections, decks, and other penetrations. • Weep screed at the base of exterior plaster/stucco walls, including required clearances above grade and paved surfaces. • Water-resistive and drainage components. • Insulation, air barrier, and vapor retarder (where applicable). • Interior wall finishes. • Roof-to-wall and floor-to-wall connections. • Attachment methods and fasteners. • Sealants and transition details at dissimilar materials. • Provide graphic portrayals (architectural details and sections) that clearly demonstrate how the wall assemblies are constructed and how moisture is managed at transitions, penetrations, and terminations. The details shall be coordinated with the architectural, structural, and building envelope drawings and shall provide sufficient information to verify compliance with the applicable provisions of the 2024 IBC. Code Reference: 2024 IBC Section 107.2.1 requires construction documents to include sufficient clarity and detail to demonstrate compliance with the requirements of the code. Keynote 2 on the mechanical sheets appears to be pointing to the kitchen hood duct instead of the dryer vent. Please revise. Reference: Section 107.2.1, IBC 2024. 2. Booster fans are prohibited. Domestic booster fans shall not be installed in dryer exhaust systems. The specified dryer booster fan is not listed to UL 705. Reference: Section 504.6, IMC 2024. 3. In Detail 108, the dryer vent is shown discharging toward the outdoor air intake. In addition, the plans show the OA intake coming from the side of the building, while Detail 108 shows the OA intake through the roof curb. Also, Detail 108 is not referenced on the floor plans.
