06/30/2026 Commercial Mechanical Standard REQUIRES RESUBMIT 1. The 2024 International Mechanical Code with Local Amendments is the relevant code for this project, not the 2018 IMC (see M301).
2. Revise the sequence of operation for the restroom exhaust fans so that all of the air supplied to the restrooms will be exhausted during the hours of operation. Reference: Footnote g, Table 403.3.1.1, IMC 2024.
3. Correct the footnote for the OSA Ventilation Calculation. The air balancing requirement is now in Section 608.1, IMC 2024, as amended by the City of Tucson.

1. The replacement, relocation and installation of new lighting fixtures requires compliance with the City of Tucson Outdoor Lighting Code.
2. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan, both new and existing. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC (typically E3) chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4.
6. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
7. Provide the manufacturer’s specification sheets for the outdoor lighting fixtures. Include the lumen and color temperature values for each outdoor fixture type.
8. Indicate whether or not a special inspection is required per sec. 104.2.2, and 106.2.

Description: TENANT IMPROVEMENT AND ASSOCIATED SITE ENHANCEMENTS AS REQUIRED FOR THE NEW USE.

Site Engineering comments are as follows:

1. A Development Package is required for the scope of this project. The content requirements may be found in Administrative Manual Section 2-06. The Development Package is a separate submittal and must be approved by all reviewers prior to the approval of this commercial permit.
2. This project lies within the Wilson Av Wash floodplain and will require a floodplain use permit (FPU). An FPU has been submitted on your behalf. For the Floodplain Use Permit, submit a cost estimate for the improvements within the building, i.e. the tenant improvement portion exclusive of any of the site work. The estimate should be submitted on the contractor's letterhead. Include separate lines for materials, labor, and any warranties. This structure is subject to substantial improvement calculations and potential floodplain compliance requirements.
3. Site Engineering cannot approve this permit without an issued floodplain use permit. The floodplain use permit is a separate submittal that may be found in the sub-records of this permit on the TDC Portal.
4. Ensure that the plans for all three submittals (the FPU, Development Package, and Commercial Building permit) match one another and re-submit upon satisfaction of the above-mentioned conditions.
5. Additional comments may be forthcoming.

1. Comment: As parking lot modifications are being proposed, a Development Package will be required. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans. The checklist can be found at:
