This letter reflects comments to be addressed to ensure final approval from Site Engineering. To help speed up your resubmittal and facilitate shorter review timelines, please include a response letter along with your updated plans and any supporting calculations. In your response letter, address each comment individually and explain what changes were made and where they can be found in the plans. Please do not mark or highlight changes in the drawings at this stage — revision markups are only used after a permit has been issued. Submit your response letter and updated plan set as two separate files. Site Engineering Review Comments: 1. The proposed new prefabricated metal carport structures within the PAAL/Vehicle Use area for this commercial site will require the submission of a Development Package (Site plan) in accordance with UDC §7.4.3.E. Per UDC §3.3.3.G.2.c, A Development Package (DP) meeting the requirements of the Checklist for Minor Changes to Commercial/Industrial Sites is required to be submitted and approved. The DP is a separate submittal from the building plans. Note that the Development Package is a separate permit submittal, and must be processed independently of, the building plans. 2. Site Engineering is unable to fully review and approve permit TC-COM-0626-00806 until the associated Development Package is reviewed and approved by all reviewers. 3. Note to aid for Development Package Submission, information should be included at time of submission - It is required that the required the canopies either follow the required height clearance of 15 – feet or be setback one foot or greater from the PAAL. Provide a height call-out showing the clearance or show on the site plan that the 1-foot setback is addressed. Address this by: [UDC §7.4.6.F.1 and §7.4.6.E.2] a. Provide a labeled height call-out on the elevation or section view indicating the finished clearance height from the PAAL surface to the underside of the canopy structure and/or provide a dimensioned setback callout on the site plan clearly measuring the distance from the canopy edge to the PAAL edge. b. Provide plan-view dimensions for all PAALs depicted on the site plan, including width and length, to allow for verification of applicable setbacks and required minimum clearances. c. Provide a dimensioned construction detail — at sufficient scale — illustrating the canopy structure in relation to the adjacent PAAL, demonstrating compliance with the applicable height clearance or setback requirement. |

Multifamily is a permitted use in this zone (UDC Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: The proposed prefabricated carport structures will require the submittal of a Development Package. Per UDC Article 3.3.3.G.2.c, a site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A Development Package (DP) meeting the minimum requirements is required to be submitted and approved. The DP is a separate submittal from the building plans.
