a. The Exiting requirement is based on the actual use of any space.
i. The Reception and Waiting area is an assembly space with an Occupant Load factor of 15 per IBC Table 1004.5 (150 is used).
ii. Please correct this.

b. The Occupant Load is proposed at 10.
i. However, when one looks at the Floor Plan, the business is showing robust clientele count.
ii. There are 19 stations + 19 staff attendants + 1 receptionist + 6 people waiting for a Grand Total of 45 occupants.
iii. Please correct this to reflect the real head count as 45 occupants.
4. SHEET A0.0 – COVER SHEET – PLUMBING FIXTURE COUNT
a. With item #3 above in mind:
i. Please re-calculate the Minimum Required Plumbing Fixtures.
ii. There should be 2 Restrooms for a total of 2 water closets and 2 lavatories.
iii. Please make this correction.
5. SHEET A0.0 – COVER SHEET – WATER COOLER
a. Where the Building and Plumbing Codes require a drinking fountain, the City of Tucson will accept point of use water dispenser in lieu of the classically recognized drinking fountain.
b. The water dispenser must be listed and labeled in accordance with the Code.
c. The water dispenser must be connected to a permanent supply of potable water.
d. The water supply must be indicated on the plans and installed per code.
e. A clear floor space shall be provided for the cooler in compliance with chapter 6 of ICC A117.1.
f. A permanently mounted disposable cup dispenser shall be installed adjacent to the cooler with the dispensing end between 34" and 48" above finish floor and show the clear floor space complying to chapter 3 ICC A117.1 section 602.4.

2. Provide GFCI protection for all receptacles within 6 feet of the Spa sink basins: NEC 210.8(B)(7): Sinks where receptacles or cord-and-plug-connected fixed or stationary appliances are installed within 1.8 m (6 ft) from the top inside edge of the bowl of the sink.
a. This will require floor receptacles for the Manicure chair/tables to be GFCI when the receptacle OR Manicure chair/table is within 6 feet of the pedicure sink basins.

COMMENTS:

1. Please revise the cover sheet to identify the correct applicable codes. The project shall reference the 2024 I-Codes (IBC, IMC, IPC, etc.) as adopted and amended by the City of Tucson. The reference to the 2018 IECC is acceptable. Reference: Section 107.2.1, IBC 2024.
2. Recirculation of air from nail salon spaces is prohibited. Please revise the plans to demonstrate that air from the nail salon areas is not recirculated to adjacent spaces. Alternatively, if air is recirculated throughout the tenant space, classify the entire space as a nail salon and revise the outdoor air and exhaust calculations accordingly to demonstrate compliance with the minimum ventilation and exhaust requirements. Reference: Section 403.3.1.1 and Table 403.3.1.1, IMC 2024.
3. The floor area used in the Outdoor Air Schedule appears to be incorrect. The main manicure/pedicure area appears to be approximately 1,030 square feet rather than 490 square feet. Please revise the Outdoor Air Schedule and associated calculations to reflect the correct floor area. Reference: Section 107.2.1, IBC 2024.
4. Please clarify the exhaust air calculations. The ventilation table indicates a required exhaust rate of 294 CFM for the space and shows a total exhaust fan capacity of 975 CFM. However, the note below the table states that 975 CFM is required and 1,000 CFM is provided. Please revise the calculations as necessary.
5. The plans indicate 400 CFM return grilles connected to 10-inch supply air ducts. Please clarify.
6. Please identify the three bold rectangular symbols shown above the manicure/pedicure stations on the mechanical plan.
7. EF-3 is not shown consistently throughout the mechanical drawings. The fan is shown in the Mechanical Schedule and on the Roof Plan but does not appear in the Air Balance Table or on the floor plan shown on Sheet M-2.0. Please revise the plans for consistency. Reference: Section 107.2.1, IBC 2024.

COMMENTS:

1. Please provide a water riser diagram showing the complete hot and cold-water distribution system. Reference: Section 107.2.1, IBC 2024.
2. Please verify that the distance from the hot water source to the hot water termination for the lavatory complies with the requirements of Section C404.5, IECC 2018 (e.g., 24” for ½” hot water supply piping).
3. Please demonstrate that the maximum water temperature delivered to the pedicure chairs will not exceed 120°F. Show the location of the temperature-limiting device on the plans and provide manufacturer specifications. Reference: Section 423.3, IPC 2024.
4. Please identify the type of thermostatic mixing valve shown between the cold-water inlet and hot-water outlet of the electric water heater and provide manufacturer's specifications. Reference: Section 107.2.1, IBC 2024.
