07/21/2025 Commercial Plumbing Standard REQUIRES RESUBMIT 1. A service sink (the plumbing drawings call the fixture a mop sink) is required to be directly connected to sanitary waste. The architect, however, is stating that it is a prep sink, also functioning as a service sink. A prep sink is required to be indirectly connected to sanitary waste and cannot be used as a service sink. Clarify how this fixture is being used. Reference: Sections 301.3 and 801.2, IPC 2018.
2. Show the location of the Reduced pressure backflow protector that serves the misting system. Verify that the unit is accessible, based on the manufacturer’s listing information. Reference: Section 303.2, IPC 2018.
3. Provide a detail showing how the two tankless water heaters are piped in parallel. Reference: Section 303.2, IPC 2018.
4. Provide metering faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10 seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
5. Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018 (i.e., 24” for ½” supply pipe).
6. Clarify the natural gas demand for the two existing rooftop units (HP-1 and HP-2). The plans show 110 CFM; should this be 110 CFH?

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. 1. The addition new outdoor lights requires compliance with the outdoor lighting code. OLC 102.4.
2. Provide an outdoor site lighting plan that meets the requirements of OLC 104.2. Show/locate the different light sources on your site plan. Number the light fixtures on your lighting fixture table and use the same number on your site plan.
3. List the Lighting Area per OLC chapter 3 and used in Table 401.1. Specify the compliance option from Table 401.1 that is being used. Total outdoor light output shall not exceed the lumen limits listed in Table 401.1.
4. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 104.2.1, 401.2. Include all exterior fixtures on the property in the calculations. List shielded and unshielded lights in the calculation.
5. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.
6. Fixtures installed under canopies and overhangs. Outdoor lighting fixtures shall not be counted in determining the total light output when they are full cutoff light fixtures installed under canopies, building overhangs, or roof eaves, OLC 401.2.1(3).
7. Provide the manufacturers specification sheets for the LED lighting fixtures to show lumens, color temperature, cutoff status.

8. Specify any exceptions used.

9. Provide Curfew lighting controls If applicable Per section 403.

The site is in the C-3 zone (UDC 4.7.22). Alcoholic Beverage Service: Excluding a Large Bar is an allowed use in the zone (UDC Table 4-8-4).

1. Sheet AS1.00 does not match what is shown on the approved development package (DP) TD-DEV-0223-00128. Also, the square footage of the proposed exterior patio, 906 SF does not match what is shown on the DP, 335 SF. The plans are required to match.

07/21/2025 Water - PDSD Standard REQUIRES RESUBMIT Tucson Water limits a 3/4” meter to a maximum demand of 30 GPM; your calculated demand is 32 GPM, not including the demand of the misting system. Provide a letter from Tucson Water confirming that the use of a 3/4” water meter will be allowed for this project.
