Install a second exit door. 3. Proposed work within space. a. Paith Booth (permit TC-COM-0525-00984) i. Locate and label this paint booth on your plans. b. Modification of existing fire sprinkler system for paint booth (permit TF-FCP-0725-00569) c. Your Code Analysis indicates no fire sprinkler nor fire alarm. i. The above two permits indicates modification of existing fire sprinkler system. ii. Please be consistent to all of the permits including this C of O permit TC-COM-0625-01154. Provide the correct information. 4. The City have no record of this building. Please submit the following: a. Electrical Plan generated by a State of Arizona licensed registrant. This to confirm the code compliant illumination level in the work areas. b. Mechanical Plan generated by a State of Arizona licensed registrant. The city does not have record of the office, storage and lobby in regard to cooling, heating and ventilation/exhausting system for all spaces. c. Plumbing Plan generated by a State of Arizona licensed registrant. The city does not have record of the restroom and any other rooms containing plumbing. d. Provide sewer information, water meter and water lines, fixture unit count, etc. e. Should you have building permits or previously and legally permitted plans, please submit them as evidence. 5. | 07/28/2025 | Site Zoning Standard | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-COM-0625-01154 2023 W PRICE ST - I-1 C of O – Commercial Storage (1st Review) TRANSMITTAL DATE: July 28, 2025 COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the I-1 zone (UDC 4.7.29). Commercial Storage is an approved use in the zone (UDC Table 4.8-5), subject to Use Specific Standards 4.9.10.A and 4.9.13.Q. 1. Keynote 10 sheet SP1.0 calls out a “EXISTING STORAGE CONTAINER”. This container shows up on aerial photos some time after 2021. Zoning was not able to find an approved development package/site plan approving this storage container. Provide a copy of the approved development package/site plan for this container, or submit a Development Package (DP) meeting the requirements of Administrative Manual (AM) 2-06 for review and approved prior to approval of this building plan. The Administrative Manual can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes-and-Plans/Zoning-Code#section-1. 2. The plans call out the existing use as “WAREHOUSE” or by definition commercial storage. Zoning acknowledges that commercial storage is an allowed use in the I-1 zone but clarify why a commercial storage use requires a paint booth, see permit TC-COM-0525-00984.
