Once submitted the system will generate an SD #. Staff will then contact you about the next steps including invoicing and payment of review fee. Once fee is paid, a minor review will be scheduled. Please resubmit the plans and associated documents in an “HPZ Design Package” as a single compressed pdf file. Multiple files will be rejected and deemed incomplete for review.

07/02/2025 Site Zoning REQUIRES RESUBMIT PDSD TRANSMITTAL

FROM:
Fernando Garcia
Planning & Development Services Department – Zoning Review Section

PROJECT:
Commercial Additiona/Alteration
TC-COM-0625-01153
376 S Stone Av, Tucson, az 85701
Building Plan Review (1st Review)

TRANSMITTAL DATE: July 2, 2025

This site is located in an NR-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone subject to use-specific standards 4.9.7.B.6, .9 and .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Revised mural painting, or, a resubmittal of this permit as a sign permit.

1. (COMMENT): As is, the submitted design, would meet the definition of signage under the City of Tucson’s Unified Development Code. Given that the associated business is a behavioral health facility, and the painting depicts the business name, as well as people and has words that reflect the intended business (esperanza, cuidado, and care, for example), the mural as a whole would be considered a sign and would require the submittal of a sign permit.

2. (COMMENT) Any association with the business would need to be removed in order for the mural not to be considered signage.

If you have any questions about this transmittal, please contact the Site Zoning-Signs Reviewer, Georgia Pennington at georgia.pennington@tucsonaz.gov.
