Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC).

1. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, NEC [210.52(C)(1)]. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart. REF counter space around the kitchen sink.
2. 2a). REF general purpose circuit 10, sheet E3.1 & E3.2. In the kitchen, pantry, breakfast room, dining room, or similar area of a dwelling unit, the two or more 20-ampere small-appliance branch circuits required by 210.11(C)(1) shall serve all wall and floor receptacle outlets covered by 210.52(A), all countertop outlets covered by 210.52(C), and receptacle outlets for refrigeration equipment. NEC [210.52(B)(1)].
2b). REF general purpose circuit 10, sheet E3.1 & E3.2. This circuit cannot serve any other area than those listed, NEC [210.52(B)(2)], [210.52(B)(1)].
3. Show PV interconnection in compliance with NEC 705.32. Reference also NEC [230.95]. NEC [705.32] Ground-Fault Protection. Note on the plans that this 500A breaker shall be ground-fault protected. REF sheet E4.0, One-line diagram.

06/24/2025 Commercial Mechanical REQUIRES RESUBMIT 1. Provide heating and cooling load calculations to justify the heating/cooling capacities of the specified HVAC units. Reference: Section C403.1.1 and C403.3.1, IECC 2018.
2. Provide a systems commissioning plan. Reference: Section C408.2.1, IECC 2018.
3. Revise the sequence of operation for the restroom exhaust fan, EF-1, so that the air supplied to the restroom will be exhausted (i.e. the air supplied to the restroom is to be exhausted during the hours of operation even if the lights are off). Reference: Section 403.2.1 (4), IMC 2018.
4. The enlarged mechanical plans for units B, C, D, E and ADA show that the developed lengths of the dryer vents exceed 35 feet (even without including the equivalent lengths due to elbows). Verify that the dryer manufacturer allows the 35-foot length to be exceeded. Show the make and model of the proposed dryer on the plans and provide a copy of the manufacturer’s installation instructions if the exhaust duct length exceeds 35 feet. Reference: Section 504.8.4, IMC 2018.
06/26/2025 Commercial Plumbing REQUIRES RESUBMIT 1. Verify that the specified shower valve complies with ASSE 1016. Reference: Section 412.3, IPC 2018.
2. Verify that vertical stacks will connect to horizontal branches no closer than ten pipe diameters downstream of the base of the vertical stack. Reference: Section 704.3, IPC 2018.
3. Indirect waste receptors (e.g., washing machine box) shall not be installed in concealed spaces. Verify the location of the proposed indirect waste receptor is visible for inspection and has ready access for cleaning. Reference: Section 802.4, IPC 2018.
