The submied documents were incomplete and a thorough plan review could not be performed. Please be aware, new comments may arise with the next review. Should the above not followed, it may delay your approval. COMMENTS: 1. Your Scope of Work is describing a Commissary for the food trucks, your building permit description is for a commercial kitchen and your Floor Plan does reflect a Commissary. Please add in parenthesis (Commissary) in your scope of work and code analysis. 2. FLOOR PLAN a. The previously approved legal floor plan with a certificate of occupancy for a restaurant was used to compare your proposed floor plan. Drastic changes occurred as evidenced by the list below. i. Previous register/cashier used to be within the seating area. 1. Now, it is located within a room on the upper right corner of the floor plan. ii. The seating area. 1. Now, it is the prep area. iii. The two restrooms and waiting area. 1. Now labeled unisex restrooms has been moved to the back where dry storage used to be located. 2. NOTE, the restroom is not accessible per ICC A117.1 figure 604.9.2(B). Please correct this. 3. Per IPC 403.3.2 Toilet rooms shall not open directly into a room used to the preparation of food for service to the public. Please re-design the restroom area to comply. 4. Per IPC 403.3.1 The route to the restroom facilities shall not pass through kitchens. a. Please confirm that this will not be public toilet facilities. 5. Separating the lavatories from the water closet compartment require an Appeal to the Building Official. Please consult IPC 403.2 Please apply for an appeal. a. OR use 2024 IBC within your Code Analysis (The City of Tucson adopted the 2024 IBC July 1, 2025). 3. | 07/08/2025 | Fire New Construction Standard | REQUIRES RESUBMIT | -Make correction to project data, codes and standards. COT has adopted the 2024 IFC. Please remove state fire marshal language and update the IFC to 2024. -You currently state the occupancy type as B and A. You can remove the Assembly designation if you'd like and only apply for a B occupancy type as you meet the definition and you are not serving food or drink for consumption.
