Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.
Code reference, 2018 International Building Code (IBC), 2017 National Electrical Code (NEC).

1. Provide an electrical site plan showing the location of each new Pad Mounted XFMR, Main Service Entrance, Disconnect, sub-panels and underground electrical line.
2. Clarify Single Line Keyed Notes #1. Note 1 states a 100A/2P breaker shall be provided, but the One Line Diagram shows a 125A/2P breaker. Provide consistent information.
3. One line Diagram shows a New 400A Service Entrance, but the Residential Load Calculations show an 800A SES. Provide consistent information.
4. Show the location of the sub-panels on the Electrical Plan with clear working space compliance, 2017 NEC 110.26(A). Show the door swing of each sub-panel.
5. Panelboards shall not be located in the vicinity of easily ignitable material, such as in a clothes closet, NEC 240.24(D).
6. Provide electrical load calculations, for the Main Service Panel, Per NEC 220.40. Provide the code reference for the load calculations provided including the 43% reduction factor.
7. The Panel schedules also show a 100A sub-panel being used, which is not consistent with the load calculations.
8. Designate the circuit number (that correlates to the panel schedule) at the location of each receptacle, switch, or utilization equipment, E3404.12.

Outdoor Lighting:
9. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Include all exterior fixtures on the property in the calculations. Show full cutoff fixtures were located with 25 feet from the property line OLC 401.3.3. Show unshielded fixtures with a maximum of 3,000 lumens, OLC 401.4. Show lamps with a maximum of 3500K color temperature, OLC 402.1.

2. Provide heating and cooling load calculations for the type B dwelling unit to justify the heating/cooling capacities of the specified HVAC unit. Reference: Section R403, IECC 2018.
3. Clarify details 3/M400 and 7/M400: which is being used? Reference: Section 107.2.1, IBC 2018.
4. Provide guards for equipment located within 10 feet of a roof edge or of a walking surface that is elevated more than 30 inches above the adjoining grade. Reference: Section 304.11, IMC 2018.
5. Correct the calculations demonstrating adequate ventilation for both types of dwelling units (R2, R3, and R4 occupancies, three stories and less) using Section 403.3.2.1, IMC 2018. Note that the minimum continuous and intermittent exhaust airflow rates for kitchens and bathrooms required by Section 403.3.2.3, IMC 2018 are still required.
6. Domestic ductless range hoods may be used for R occupancies provided that mechanical ventilation for the kitchen, required by Section 403.3.1.1, IMC 2018, is otherwise provided.
7. Clarify the location of the exhaust termination for EF-1 with regard to the outside air intakes. Reference: Section 501.3.1, IMC 2018.
8. With respect to keynote 2 on M100, a dryer vent shall be 4” in diameter. Reference: Section 504.8.1, IMC 2018.

3. Specify that all proposed plumbing fixtures shall be listed by a third-party certification agency as complying with the relevant standards. Reference: Section 303.4, IPC 2018.
4. The fixture drain serving an automatic clothes washer shall connect to a fixture branch that is at least 3 inches in diameter. Reference: Section 406.2, IPC 2018
5. Detail 6/P-1.2 calls for the T&P relief to drain to daylight and does not show a drain for the pan. Keynote 1, P-2.2 calls for the T&P to terminate into the pan but does not indicate where the pan drain is to terminate. Coordinate the detail and the keynote. Show the size, route, and termination of both the T&P relief piping and the pan drain. Reference: Section 504, IPC 2018.
6. Provide pressure-absorbing devices for the water connections to appliances equipped with quick-acting or solenoid valves (e.g., clothes washer). Reference: Section 604.9, IPC 2018.
7. Provide a full-open valve for the water supply entrance to each dwelling unit unless each fixture is equipped with stop valves. Reference: Section 606.1(6), IPC 2018.
8. Identify the slope for the proposed 8” private sewer. Reference: Table 704.1, IPC 2018.
9. A separate permit is required for the installation of a private sewer collection system and will require a review of the system design by the Pima County Department of Environmental Quality as well as a building permit from the City of Tucson. Reference Title 18, R18-9-E302, 4.02 General Permit, Arizona Administrative Code.

1. Clarify what the provided Civil and Landscape sheets are for in the plan set as this development was approved under Development Package TD-DEV-0723-00311. As submitted these sheets will not be reviewed in the building permit set and would require a separate submittal.

2. The 12’-6” height shown on the building elevations does not match the height shown on TD-DEV-0723-00311.

3. Clarify why there are 12 permit reviews submitted when there are only 7 buildings shown on the approved DP.
