Keep in mind the front of lavatories and sinks shall be 34 inches maximum above the floor, measured to the higher of the rim or counter surface. Show faucets complying with section 309 operable parts, and 606.4 Hand-operated metering faucets shall remain open for 10 seconds minimum.

07/11/2024 Commercial Electrical REQUIRES RESUBMIT Please address the electrical plan review comments and provide a written response.

1 Provide a complete electrical site plan and show the location of the New Panel ‘B’ for Casita and show the wiring methods utilized to feed the New Panel.

2 The panel schedule for the existing panel ‘A’ shows a single phase 2 pole OCPD feeding the 3-phase panel ‘B’. Please explain how this works.

3 The NOTE below the panel schedule for panel ‘B’ states, "BALANCE PANELBOARD PHASE LOADS +- 10% WHERE POSSIBLE”. The load calculations show A Phase @ 2681VA, B Phase @ 1891VA and C Phase @ 40,963. Please clarify and provide accurate load calculations.

4 The loads associated to the branch circuits in the panel schedules do not correlate. Electrical panel schedules require precision displaying the connection of circuits to their respective loads, phase, and circuit breakers. Revise the 3 phase panel schedules accordingly. NEC art 408.4.

5 The existing panel ‘A’ is shown attached to the office building. Why is all the branch circuiting assigned to Casita panel ‘B’?

Provide electrical design and calculations performed by an Arizona registrant who has demonstrated proficiency through registration, education, technical knowledge, or experience to perform such work.

07/17/2024 Commercial Mechanical REQUIRES RESUBMIT 1. Show how outside air will be supplied to the existing split system heat pump. Reference: Section 107.2.1, IBC 2018.
2. The air balancing data for the restrooms shows that more air will be supplied to the restroom than will be exhausted (i.e. reduce the supply air flowrate or increase the exhaust air flowrate). Mechanical exhaust of restrooms is required with no recirculation of the air. Verify that the exhaust fan will be running continuously during the occupied hours. Reference: Section 403.3.1.1, and footnote (e) Table 403.3.1.1, IMC 2018.
3. Provide general room exhaust for rooms containing any cooking appliance that does not require the installation of a Type II hood. The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. Reference: Section 507.1, exception 2 and 507.3, IMC 2018.
07/17/2024 Commercial Plumbing REQUIRES RESUBMIT 1. Provide the minimum plumbing facilities required by Table 2902.1 and Section 2902.2, IBC 2018, for business occupancy (e.g. drinking fountains and service sink).
2. Specify that all proposed plumbing fixtures shall be listed by a third-party certification agency as complying with the relevant standards. Reference: Section 303.4, IPC 2018.
3. Provide tempered water for the public restroom lavatories using approved devices conforming to ASSE 1070. Reference: Sections 416.5 and 607.1.2, IPC 2018
4. Provide metering faucets for the lavatories, dispensing a maximum of 0.25 gallons per metering cycle. Verify that the faucet cycle will last for at least 10-seconds. Reference: Section 419.6, IPC 2018, as amended by the City of Tucson and Section 606.4, ICC/ANSI A117.1-09.
5. Provide the number of drinking fountains that complies with the requirements of Sections 2902.1 and 2902.5, IBC 2018 and Section 410.3, IPC 2018. A bottled water dispenser is not recognized as a substitute for a required drinking fountain.
6. Identify the source of domestic hot water. If the water heater is being installed, provide a detail of the water heater installation, including the excess pressure relief, expansion tank, vacuum relief or other anti-siphon device, safety pan, and valves. Reference: Sections 503.1, 504, 606.1, 607.2, and 607.3, IPC 2018.
7. Verify that the distance from the hot water source to the hot water termination for the lavatories complies with the requirements of Section C404.5, IECC 2018.
8. Provide a cleanout at the junction of the building drain and the building sewer. Reference: Section 708.1.3, IPC 2018.
