12/19/2024 Commercial Mechanical REQUIRES RESUBMIT 1. The prep area has two Turbo Chef ovens. Provide general room exhaust for any cooking appliance that does not require the installation of a Type II hood. The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. Reference: Section 507.1, exception 2 and 507.3, IMC 2018

12/19/2024 Commercial Structural REQUIRES RESUBMIT Please submit your revised documents and provide a letter with a written response letter addressing each of the comments indicating how the Building Review comments were addressed. Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please note the submittal was incomplete and the plan review was conducted using the information presented. The subsequent review could generate more comments after original comments have been addressed.
SECOND REVIEW 12/19/2024 – Several of the same sheets were submitted for the second review as were for the first review, and several of the same comments apply. However, I have expanded on the comments and added new comments as well.

IBC 107.2.1 For example, 2018 International Existing Building Code (IEBC), 2009 ICC A117.1 Accessibility Code (by reference), Local Amendments to Above Codes ( www.tucsonaz.gov/pdsd/building-codes )

3. Sheet G1: Please amend the Index of Sheets to list all the drawing sheets in this permit’s scope. IBC 107.2.1 Please include sheets A3.0 and A6.1 in the list.

Sheet A1.0: Please amend plans to provide construction drawings, sections, callouts and referenced details to describe all new construction to include, but not be limited to, new ramp, handrails, new stairs, repair of removed ramp, repair of removed landing, new walls at new market, as none of this is shown on the plans. IBC 107.2.1
23. Sheet A1.0: Provide callouts and references to interior elevations as needed to show new cabinets at New Buffet meet all 2009 ICC A117.1 requirements for height, reach and accessible route. IBC 107.2.1
24. Sheet A1.0: Please amend plans to provide the ramp slope, reference Finish floor elevation at Lounge and New Bar Seating. IBC 107.2.1
25. Sheet A1.0, Sheet ID601: Amend plans to show the accessible area of the front desk in compliance with 2009 ICC A117.1 904.3.1 Parallel Approach. A portion of the counter surface, 36 inches minimum in length and 36 inches maximum in height above the floor shall be provided. Where the counter surface is less than 36 inches in length, the entire counter surface shall be 36 inches maximum in height above the floor. A clear floor space complying with Section 305, positioned for a parallel approach adjacent to the accessible counter, shall be provided.
26. Sheet A4.0: Please amend plans to provide wall assembly construction drawings and enlarged details showing the following:
A. Type and gauge of metal siding and metal roofing
B. Underlayment at metal roof, and water resistive barrier and backing for metal siding.
C. Metal siding and roof attachment fasteners, size and spacing
D. Metal roof flashing, drip edge and metal siding terminations and transitions at all intersections, existing building, and end of roof.
27. Sheet S1.0 & S1.1: Please provide the structural calculations used for the design of the new lintels over the new openings. IBC 107.2.1
28. Sheet S1.0 & S1.1: Please indicate on the plan the special inspections that are required for this project. IBC Chapter 17
