COMMENTS:
1. Please identify/label the location of the restroom facilities on your site plan. Place a note that you are proposing to use a certain public restroom and provide the distance on the drawing to the facility.
2. You have 161 outdoor patio Occupant Load & 58 indoor O.L. for a total of 161. This means that you will be required to provide a total of 4 water closets and 4 lavatories. If your are using the restrooms that are shown on the site plan, you will need to install 2 additional lavatories. Please make the necessary correction.
3. WHAT will be SOLD IN THE MARKET? Please provide a list allowing the city to make the proper assessment.
4. Please show the display layout in the market within your floor plan.
5. Your egress floor plan is a bit confusing. For the indoor occupant load, you show 20 OCC exiting the lower left door on the plan, 38 OCC exiting the upper right door for a total of 58 matching your table information. However, you show another 6 OCC existing the kitchen door which should be already part of the 58 total indoor OCC. Please make the necessary corrections.
6. Your Kitchen Floor Plan drawings shows a different outdoor patio configuration. Please make the necessary corrections to be consistent throughout your drawing set.
7. Submit information/specification regarding the Awnings & canopies shall comply to the fire propagation performance criteria Test 1 or 2 of NFPA 701 and Flame Spread Index not greater than 25 per ASTM E84 or UL 723 and comply to NFPA 286 per IBC 3105.3
8. No cabinet drawings submitted for the counters. Ensure that the facility is accessible complying to the ICC/ANSI A117.1 for both Employees and Customers internally as well as accessible route from drop off to front door. Provide drawings that illustrate the ANSI accessible counter at the cashier in both height and width requirements per 2009 ANSI A117.1 Figure 904.3(B).

07/03/2024 Commercial Mechanical REQUIRES RESUBMIT 1. Spaces in which factory-built recirculating hoods tested in accordance with UL 710B are installed are considered to be kitchens and shall be ventilated per Section 403.3.1.1, IMC 2018. The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual cooking appliance (e.g. convection oven, rapid cook oven, microwave oven, countertop toaster, and egg station). Reference: Section 507.1, exception 2, IMC 2018.
2. Show that the heat and moisture loads from the proposed dishwashing machine are included in the HVAC load calculations for the space or install a Type II hood over the dishwashing machine. Reference: Section 507.3, IMC 2018.
07/08/2024 Commercial Plumbing REQUIRES RESUBMIT 1. Explain how the hand sink (E-1) will be used as an indirect waste receptor for the ice make/bin. The condensate from the ice maker shall not be combined with the drain from the ice bin. (See also Kitchen General Notes #11, P0.0) Reference: Section 802.4, IPC 2018.
2. Hand sinks (E-1) in the kitchen are allowed to connect to the sanitary waste system instead of the grease waste system only if each sink has a sign posted above it stating, “HANDWASH SINK ONLY! NO FOOD PREPARATION OR DISHWASHING ALLOWED.” Reference: Section 1003.3, IPC 2018, as amended by the City of Tucson.

This site is located in the OCR-2 zone (UDC 4.7.24). Alcoholic Beverage Service, Excluding a Large Bar and General Merchandise Sales, excluding Large Retail Establishment are permitted uses in this zone (Table 4.8-4). Subject to Use-Specific Standards 4.9.4.C.3 & 4.9.9.B.1

1. Per UDC Article 3.3.3.G.2.c A site plan (Development Package) is required for the following types of development: Existing development undergoing a change of use, building structure additions, and/or a reconfiguration of an area outside a building. A development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan.
