Plan review for the above referenced project has been completed. This letter reflects comments to be addressed. PLEASE send all response to comments back to the City through the permit portal! Responses sent directly to Stantec will be ignored. Also, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Please cloud and delta all changes and provide a letter with a written response to each of the comments indicating the action taken.

The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

ARCHITECTURAL COMMENTS

General

1. Please provide proof that this project has been submitted to the Pima County Health Department for permitting. Make sure to incorporate any of their comments into any future submittals.

2. Please indicate that the fire alarm system [2018 IBC Sec. 907] and kitchen hood suppression system [2018 IBC Sec. 904.12] are to be provided as part of this project and are to be submitted as a separate permit (not a deferred submittal).

3. The plans indicate a Type 1 and Type 2 kitchen hood will be provided. Please either provide the documents now or list on this sheet as a deferred submittal and include the following notes:

<Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building.

PER IBC Section 107.3.4.1
Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building.

4. Note on the cover of the drawings that special inspection is required for wood roof strengthening. Also, the City of Tucson special inspection certificate provided is missing a signature from the owner or legal agent.

Sheet A3

1. The architectural and mechanical plans have conflicting hood locations. The mechanical plan indicates hoods over the convection and bakery ovens which are not shown on the architectural and the mechanical plan is missing the type II hood over the dishwasher. Please coordinate and revise.

1. Please provide dimensions for the wheelchair accessible toilet compartments. [Ref. ICC A117.1-2009 Sec. 604.9.2]

2. The hood located over the convection oven is indicated as a type II. Type I hoods must be located over convection ovens. Please revise accordingly. [Ref. IMC 2018 Sec. 507.2]

3. Please address combustion air for the gas water heater. The door grille indicated does not meet the minimum net free opening size of 100 square inches and is missing a second opening. Based on the 125MBH indicated on the water heater schedule a minimum net free opening area would need to be 125 square inches. Please revise. [Ref. IFGC 2018 Sec. 304.5.3.1]

-Provide occupant load for adjacent suite. If this is nonseparated use per the IBC, the most restrictive provisions will apply. It's possible a fire alarm will be required depending on occupancy classifications, occupant load, and nonseparated use.

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the C-2 zone (UDC 4.7.21). General Merchandise Sales use is a permitted use in the zone (UDC Table 4.8-4). 4.9.9.B.1

1. Zoning was not able to find an approved development package or site plan for the outdoor seating area shown on the plan. Either provided a copy of an approved development package/site plan clearly showing the outdoor patio or a development package (DP) meeting the requirements of Administrative Manual (AM) 2-06 must be submitted and approved prior to approval of this building plan. The Administrative Manual can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes-and-Plans/Zoning-Code#section-1, must be submitted and approved prior to approval of this permit.

2. It doesn’t appear that the food service area would meet the definition of an accessory use and would need to be accounted for on the required DP parked accordingly.
