Additionally, please submit complete copies of all permit documents (i.e. plans, calculations, reports, etc.) even if they have not been changed. Plans were incomplete and additional comments may result after original comments are addressed.
10. NEW COMMENT: Please apply for an additional permit so each S-1 Shade Canopy has an individual permit. The same plans can be used for both permits: however please use Building A and Building B for identification on the site plan and all plan view drawings.IBC 107.2.1
11. NEW COMMENT: Type of construction is listed as II-B and includes note fire protection note stating ‘NOT REQUIRED FOR OPEN METAL STRUCTURES’. IBC Table 602 requires a 2-hour fire-resistive rating when the structure is less than 5 feet from the property line. Since there is no exterior wall, then the area under the canopy but next to the property line is considered an opening, and IBC Table 705.8 does not allow any openings within 3 feet of the property line. Please amend the drawings to increase the fire setback distance to meet the requirements of Tables 602 and 705.8 , or provide the required fire-resistive rated exterior wall for the setback in table 602. IBC 107.2.1
12. NEW COMMENT: Provide the Fire Separation Distance from the Western property line to the edge of the roof for Building A. IBC 107.2.1 This will determine the fire-resistive rating required for construction. IBC 107.2.1 & IBC Table 602.
13. NEW COMMENT: Please indicate if the smaller, Building B, 20’-0” X 53’-8” is connected to the existing building or is free-standing. Please provide calculations and design for smaller Shade Canopy. If connected to the existing building, please provide connection details and drawings. IBC 107.2.1

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. The site is in the C-2 zone (UDC 4.7.21). A Major Automotive Service and Repair use is permitted in the C-2 zone, subject to use-specific standard 4.9.13.E.1.

1. Zoning has reviewed the building permit for compliance with development package (DP) TD-DEV-0225-00059 and although it appears that the building plan is in compliance, until the DP is approved by all review agencies Zoning cannot approve this plan.
