Adopting Local Amendments to the Building Code is authorized by Ordinance #11590.
2. Sheet A-0.0 – Provide required plumbing fixture calculations accordance with 2018 IBC section 2902 minimum plumbing facilities. Show required and provided water closets, lavatories, drinking fountains and service sink in this new facility.
3. Sheet A-0.0 – Office 108 is existing through the kitchen and storage. 2018 IBC Section 1016.2 item 5 states “Egress shall not pass through kitchens, storage rooms, closets or spaces used for similar purposes.”
4. Provide overall floor plan showing the adjacent occupancy classification. Is it a business occupant next to this new assembly occupancy?
5. Provide demolition/existing floor plan. Provide plan of empty shell space. Sheet T-1.0 site plan key plan photo is misleading showing existing building that doesn’t match this new building profile.
6. Sheet A-1.0/A-1.0A – Occupancy separating demising wall at grid 3 is not providing fire rated wall UL listed assembly. 2018 IBC Table 508.4 i.e. required separation of occupancies. Is the adjacent a business occupancy? Then A/B separation shows 1 hour minimum in sprinkler building.

2. Sheet P1.0/P-3.0 note 7 states existing grease interceptor and verify in field. City of Tucson Amendments to the 2018 International Plumbing Code section 1003.3 provides Gravity Grease Interceptor table minimum size is 300 gallon. Is “GB-250” 300 gallon? Provide DFU defined in Pima County Industrial Wastewater Ordinance 13.36.420. Fixtgures to be connected to a grease interceptor located within the kitchen area should comply with City of Tucson Amendments to the 2018 International Plumbing Code.
07/20/2023 Fire New Construction REQUIRES RESUBMIT -Code analysis. We are currently in the 2018 I-codes. 2018 IFC.
-Deferred submittals. Include dedicated function fire alarm for fire sprinkler, hood and CO2 gas detection monitoring (if applicable).
-Indicate if bulk CO2 for beverage dispensing will be used. If so, gas detection alarm shall be installed per IFC 5307.3
-Exit door D1.1 shall have panic hardware per IFC 1010.1.10. This also applies to the gate from the patio unless no exiting hardware is being used.
