1. Sheet A1.1: The egress balcony requires wall separation between the balcony and the structure. The exception of Section 1021.2 does not apply due to the dead end. Provide a properly rated wall between the egress balcony and the structure in accordance with Section 1021.2. See Section 1020.1, Section 708.3 w/ exceptions. Notate any exceptions on the plans. NOT COMPLIED.
◦ NOTE: The length of the dead end condition is not in question. A dead end condition less than 50' in length is permitted. The exception of Section 1021.2 states the separation is not required where the exterior egress balcony is served by not less than two stairways and a dead-end travel condition does not require travel past an unprotected opening to reach a stairway. The dead end travel that exists, travels past two unprotected openings (1 door and 1 window) and thus would require separation as required for corridors for Group R occupancies (1/2 hour for NFPA 13/13R systems) along with protected openings (doors and windows). Provide evidence of compliance that the walls and openings meeting the protection requirements of Section 716 and 1021.2.
