Updates may result in additional comments. 2. F001 - CURRENT CODE: Structural construction documents shall clearly indicate the building code used for design. Please revise the reference to the "Latest State Building Code" to indicate the "2018 International Building Code" as currently adopted by the City of Tucson. 3. F001 - DESIGN CRITERIA: Per the 2018 IBC Section 1603.1.2, roof live load used for design should be clearly indicated on the construction documents. Please revise the structural general notes to remove "Per Latest State Building Code" and provide the specific design loads used for the roof framing (20 psf per the submitted calculation package). 4. F001 - GEOTECHNICAL REPORT: The geotechnical report indicated on the structural general notes does not match the geotechnical report submitted on November 22, 2023. Please update the general notes to comply with the submitted report. This includes the company name on the report, the date the report was published and the engineer's findings for allowable bearing pressure (3,000 psf per the report and the included structural calculations). 5. F002 - SPECIAL INSPECTIONS: The structural general notes indicate minimum special inspections for concrete and masonry construction. Because the scope of work also includes foundations and structural steel construction, please list the minimum inspections required for these disciplines per the 2018 IBC, Section 1705 and the AISC. 6. F100 - FOUNDATION DESIGN: The spread footing sizes indicated on the Foundation Plan do not match the results of the calculation package, Pages 10, 11 & 17 submitted on November 22, 2023. For example, the typical exterior spread footing, Type "C", indicated in the report has overall dimensions 8'-0"x5'-0"x16" according to the annotations on the Footing Schedule on pg. 17. Please revise the foundation plan to match the foundation sizes indicated by Churches Engineering. 7. F100 - MISSING PIERS: The Foundation Plan, F100, currently conflicts with the Pier Plan on F200 at Gridlines 14/B.2 and 14/B.7. Please confirm if piers occur at these two locations and revise the sheets accordingly to eliminate this conflict. 8. F200 - PIER REINFORCEMENT: Please confirm the minimum tie reinforcement for the typical concrete piers at steel columns. The Pier Plan on F200 calls for #3 ties at 16"oc at all locations. However, Details H & I/F200 call out #3 ties at 12"oc. Please verify which callout controls and resubmit this sheet. 9. STRUCTURAL CALCULATIONS - ENGINEER'S SEAL: Per the Arizona Statutes governing engineer seals, the signing engineer must provide a date below his or her seal where it appears on the structural calculation package. Please resubmit with the date indicated. 10. STRUCTURAL CALCULATIONS - CURRENT CODE: The current code adopted by the City of Tucson is the 2018 International Building Code. On page 5 of the calculation package, there is a wind diagram pulled from the ASCE 7- 02, which is outdated. Swan Rd. – I-2 Transportation Service, Land Carrier (2nd Review) TRANSMITTAL DATE: December 7, 2023 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the I-2 zone (UDC 4.7.30). Transportation Service, Land Carrier is a permitted use in this zone (Table 4.8-5), subject to Use Specific Standards 4.9.13.Q. 1. Zoning has reviewed the building plans for compliance with Development Package (DP) TD-DEV-0523-00230 and although the plans appear to match until comment 2 below is addressed and the DP is approved by all review agencies Zoning cannot approve the building plans. 2. Per UDC Article 6.4.4.A Measurement of Building Height, building height is the vertical distance measured from the design grade elevation to the middle (between the eave and ridge ) of the highest gable of a pitched or hipped roof.
